Yangpyeong Avoids 6.17 Real Estate Measures, Emerges as Biggest Beneficiary

Yangpyeong, Gyeonggi Province, is emerging as the biggest beneficiary of real estate measures.


The Ministry of Land, Infrastructure and Transport has been rolling out measures to curb speculative demand in the metropolitan area, following the May 11 real estate measures and now the June 17 real estate measures.


In particular, on June 17, the Ministry announced its 21st real estate policy, designating all areas in the metropolitan region as regulated areas, adding new speculative and overheated speculation zones, and strengthening resale restrictions, mandatory residence requirements, and loan restrictions through the phased application of the price ceiling system starting in August.


However, Yangpyeong in Gyeonggi Province, which falls under the natural conservation zone, was excluded from both the May 11 and the recently announced June 17 real estate measures. As a result, Yangpyeong is gaining attention as a non-regulated area, raising expectations not only in the existing apartment market but also in the subscription market.


A representative from Y Real Estate Agency in Yangpyeong-gun said, "Since the measures, inquiries about apartment sales have increased not only in the metropolitan area but also within Yangpyeong. Due to the strengthened resale restrictions on pre-sale rights and the limited supply in Yangpyeong, there seems to be a lot of interest in newly launched complexes."


Amid this situation, two new complexes by Ilsin Geonyeong, which has a good reputation in Yangpyeong, are scheduled for pre-sale in early July, with resale restrictions lasting only six months.


First is "Yangpyeong Humanville Central City," located in Block 1 of Gongheung-Yanggeun District, Yangpyeong-eup, Yangpyeong-gun, Gyeonggi Province (around 192-58 Yanggeun-ri). The complex consists of 4 buildings, ranging from 2 basement floors to 20 above-ground floors, with exclusive areas of 59 to 84㎡, totaling 248 households. In the same month, "Yangpyeong Humanville Riverpark Urban" will be launched in Changdae 2 District, Yangpyeong-eup, Yangpyeong-gun (around 529 Changdae-ri). This complex has 5 buildings, from 1 basement floor to 21 above-ground floors, with exclusive areas of 74 to 84㎡, totaling 420 households.


The Gongheung-Yanggeun District and Changdae 2 District, where these complexes are located, are planned to be developed as new residential towns in Yangpyeong alongside nearby urban development projects.


Ilsin Geonyeong plans to create a branded town of about 1,800 households, including these two complexes and the previously launched Humanville phases 1 to 3 (1,141 households) in Yangpyeong.

Yangpyeong Humanville Central City offers convenient transportation, is situated in the core living area of Yangpyeong-eup, and boasts abundant living infrastructure and excellent natural surroundings, promising a comfortable and pleasant lifestyle.


It is within walking distance to Yangpyeong Station on the Gyeongui-Jungang Line and KTX Yangpyeong Station, providing excellent transportation conditions. As a complex near the KTX and Gyeongui-Jungang Line Yangpyeong stations, using the express train bound for Yongsan on the Gyeongui-Jungang Line allows reaching Cheongnyangni Station in about 50 minutes. By KTX, it takes about 20 minutes to Cheongnyangni Station and about 40 minutes to Seoul Station. Yangpyeong Bus Terminal is also accessible on foot, and the Jungbu Naeryuk Expressway and various national roads are easily reachable by car, facilitating travel nationwide.


Notably, the Metropolitan Area 2nd Ring Expressway (Yangpyeong-Hwado section) is under construction and expected to open by the end of 2022. The Yangpyeong-Icheon Expressway has also begun construction, targeting completion in 2026. The Seoul (Songpa)-Yangpyeong Expressway is likely to pass preliminary feasibility review, and the expansion of Local Road No. 88 (from Toechon to Yanggeun Bridge section) is underway, indicating further improvements in transportation in the future.


Being the central area of Yangpyeong-eup, the living infrastructure is well established. Schools such as Yangpyeong Elementary, Yangil Middle, Yangil High, and Yangpyeong High are nearby, ensuring safe commuting for students. Shopping facilities including Yangpyeong Market, Hanaro Mart, Mega Mart, and Lotte Mart, as well as Yangpyeong County Library, Yangpyeong-eup Office, and Yangpyeong County Office are close by, providing convenient living. Yangpyeong Sports Park, featuring soccer fields, badminton courts, tennis courts, and children's playgrounds, and Galsan Sports Park with gateball courts are also nearby.


- Yangpyeong Humanville Riverpark Urban, offering views of the Namhan River


Yangpyeong Humanville Riverpark Urban provides convenient transportation and living infrastructure along with excellent natural surroundings. Most households will enjoy panoramic views of the Namhan River, and it is expected to become a landmark apartment complex in Yangpyeong.


The transportation conditions are similar to those of Yangpyeong Humanville Central City. The complex is close to Yangpyeong Dong Elementary, Yangil Middle, Yangil High, and Yangpyeong High schools, and near Yangpyeong County Library. It is adjacent to the central commercial area of Yangpyeong-eup, with easy access to Lotte Mart, Mega Mart, and Nonghyup Hanaro Mart. Yangpyeong Sports Park, with soccer fields, badminton courts, tennis courts, and children's playgrounds, is nearby, and the Yangpyeong Indoor Table Tennis Center is also accessible.


The complex’s walking trails connect to the Namhan River bike path and Galsan Sports Park, as well as the Namhan River waterfront park along the bike path, allowing residents to enjoy a pleasant natural environment. With many parks and abundant greenery around the complex, it is expected to be an eco-friendly apartment with less concern about fine dust and air pollution.


The model homes for both complexes are located at 19 Yeokjeon-gil, Yangpyeong-eup, Yangpyeong-gun, Gyeonggi Province, and move-in is scheduled for March 2023.
