On June 17th, the real estate market in areas exempt from the government's real estate regulation measures showed an upward trend. Among many benefits, the Ilsan Technovalley project is gaining momentum, and next month, the approval process will begin to designate 100,000㎡ of industrial space out of the total 850,000㎡ project area as an urban high-tech industrial complex. If designated as an urban high-tech industrial complex, it will receive tax benefits such as a 50% reduction in acquisition tax in the overconcentration control zone and a 35% reduction in property tax for five years, securing competitiveness in attracting companies.
Ilsan Technovalley is a project aimed at attracting next-generation innovative companies in industries such as AR (Augmented Reality), VR (Virtual Reality), and broadcasting video content. Currently, about 260 companies in information technology and biotechnology have expressed their intention to move in, and institutions and associations hoping to build bio-medical and e-commerce clusters also wish to settle there. It is expected that more than 18,000 jobs will be created in this industrial complex, greatly revitalizing the local economy through increased inflow and floating population.
Juyeop Station Sambur Renaissance Square commercial complex is a mixed-use complex with commercial facilities (7,823㎡) from basement level 4 to ground level 3. It is the first officetel commercial space in Ilsan directly connected to Juyeop Station on Subway Line 3.
Since Sambur Renaissance Square is directly connected to the subway station, it can expect stable demand and commercial activation from a solid floating population such as young consumers in their 20s and 30s who frequently use public transportation and office workers, with outstanding profitability and liquidity. Moreover, it is densely surrounded by various convenient living facilities such as Grand Department Store, Hyundai Department Store, Big Market, E-Mart Town, and government offices, allowing for steady demand from local residents.
Furthermore, if the Incheon Subway Line 2 proceeds as planned, it will gain a 'double station area' premium. Also, the GTX KINTEX Station, scheduled to open in 2023, allows travel to and from Gangnam within 20 minutes, boasting high accessibility and transportation convenience.
Due to these benefits, as apartment transactions within Ilsan have increased, the transaction volume of surrounding commercial districts and commercial facilities has surged by 2 to 3 times compared to the same period last year, starting to rise sharply from January.
