Large-scale Knowledge Industry Center Enables One-Stop Living Within Complex... High Expectations as Landmark

The Trend of Large-Scale Knowledge Industry Centers... Major Knowledge Industry Centers Are Emerging!

There is a trend toward larger-scale knowledge industry centers. Those with a total floor area of less than 100,000㎡ are now considered ordinary knowledge industry centers, reflecting the growing size of these facilities. As their scale increases, knowledge industry centers, which were once merely simple factories or office facilities, are transforming into complex business spaces that also include residential, cultural, and leisure areas.


According to data from the Korea Industrial Complex Corporation, the number of approved knowledge industry centers exceeding 100,000㎡ by year is as follows: 4 in 2010, 2 in 2011, 3 in 2012, 3 in 2014, 2 in 2015, 4 in 2016, 3 in 2017, 6 in 2018, and 7 in 2019. This shows a sharp increase in large-scale knowledge industry centers over 100,000㎡ since the year before last.


As the size of knowledge industry centers grows, various convenience facilities such as shopping areas, dormitories, cultural, and leisure spaces are being established within the complexes. This means that all aspects of daily life can be accommodated within the complex itself. Moreover, when these large-scale centers become landmarks in their regions, demand increases, allowing for stable revenue prospects.


Consequently, ultra-large knowledge industry centers are selling out quickly. The 'Hyundai Premier Campus' knowledge industry center, launched in June last year in Dasan New Town, Namyangju-si, Gyeonggi-do, has a total floor area of 331,454㎡. Emphasizing a concept that allows residents to enjoy leisure, rest, and residence all in one place, it sold out within three months.


Among these, Hyundai Engineering is currently marketing the ultra-large knowledge industry center 'Hyundai Terra Tower CMC' on the former LG Innotek site in Gasu-dong, Osan-si, Gyeonggi-do, attracting significant attention from potential buyers. This complex consists of four buildings with a total floor area of 357,637㎡: two knowledge industry center buildings ranging from basement level 2 to 29 floors above ground, a dormitory building from basement level 2 to 17 floors above ground, and a logistics center building from basement level 1 to 10 floors above ground. The knowledge industry center includes manufacturing-type spaces from basement level 2 to 6 floors above ground and section office-type spaces from 7 to 29 floors above ground, with commercial facilities located on part of basement level 1 to 2 floors above ground.


Hyundai Terra Tower CMC offers a one-stop lifestyle where work, residence, and convenience are all accessible within the complex. The knowledge industry center’s basement levels 2 to 1 will feature various facilities such as a hotel-grade lounge, private meeting rooms, a convention hall, a fitness center, and a resort-style swimming pool.


Additionally, the publicly accessible area on the first floor will include diverse landscaping and water features harmonizing with Osancheon Stream adjacent to the complex. The rooftop garden on the 7th floor will be equipped with large-scale rooftop gardens for residents’ convenience and relaxation, a rooftop jogging track, outdoor caf? tables, and other specialized facilities.


The lower floors of the knowledge industry center will be supplied as manufacturing-type spaces equipped with drive-in and door-to-door systems. The upper floors will be section office types, mainly consisting of small to medium-sized units around 50㎡ in exclusive area, allowing flexible unit configurations to accommodate a wide range of tenants from solo entrepreneurs to large corporations.


Various specialized systems will also be implemented. A state-of-the-art access control system will be installed in the first-floor lobby for residents’ security. Moreover, an air purification system integrated with IoT will be applied to each auxiliary facility, ensuring a comfortable indoor air environment 24 hours a day. In addition, childcare facilities will be provided within the knowledge industry complex to support the welfare of employees working in tenant companies.


The dormitory, supplied with 301 units on floors 4 through 17 of a separate building, will be designed as a premium dormitory with a net-to-gross ratio of 46.97%, the same as the knowledge industry center, offering more spacious units and reasonable prices compared to existing officetels. Medical facilities spanning two floors on the 2nd and 3rd floors will also be established, considering the health of both residents and local community members.
