The Birth of a New Landmark Commercial Area in Daegu Jung-gu, ‘Hills Avenue Dowon’ Finally Unveiled


Commercial facilities in areas expected to develop as emerging hubs due to large-scale development projects are becoming investment blue chips. As newly established apartments, office buildings, and commercial facilities create synergistic effects and the surrounding demand explosively increases, the pace of commercial district revitalization is fast, and expectations for price appreciation are high.


Real estate industry experts explain, “In areas where large-scale development projects, especially large apartment complexes and office facilities, are evenly established, new commercial facilities capable of absorbing the rapidly increasing population are essential,” adding, “Since commercial districts are formed based on abundant demand, the possibility of stable operation is also relatively high.”


The Taepyeong-ro area in Jung-gu, Daegu, is a representative old downtown area within the region where large-scale urban development is underway, and it is expected to transform into an emerging residential belt with about 11,000 households in the future. Hillsstate Daegu Station (803 households) and Daegu Station Jeil Punggyeongchae Winnersky (768 households) have been supplied, and redevelopment complexes in Dalseong District with about 1,501 households and Seoseong District redevelopment are planned.


Among these, a large construction company’s branded commercial facility is about to be launched in an area expected to develop into a new landmark commercial district in Jung-gu, Daegu, attracting investors’ attention.


‘Hills Avenue Dowon’ at 3-11 Dowon-dong, Jung-gu, Daegu, is a large-scale commercial facility serving 1,150 households. It is a street-type shopping complex rarely seen in Daegu, aiming to house lifestyle-oriented businesses such as hospitals and academies, as well as kid cafes, pet cafes, and famous F&B brands, making it a family-centered landmark commercial district where visitors can enjoy rest and leisure.


On the second floor, the famous private education institution ‘Jongno M School Direct Branch’ is scheduled to open for the first time in Daegu, and a large supermarket is planned for the basement level 1. With academies and a large supermarket moving in, it will secure a fixed demand from students and parents, and synergy effects are expected when related stores such as academies, bookstores, and bakeries are established.


Additionally, with differentiated design and exterior architecture, it is expected to become a representative local landmark. The design follows a European-style commercial environment layout, with the flow of people naturally guided from the outside to the central plaza inside, activating even the inner shops.


Furthermore, through a business agreement with the professional operator Urban Property, a lease care service will be provided. The lease care service is a service where a professional tenant attraction company pre-secures excellent tenants such as famous brand companies and matches them with buyers. A one-stop MD composition equipped with lifestyle-oriented MDs to trendy shops is planned to secure demand from various age groups.


Another reason ‘Hills Avenue Dowon’ is attracting attention is that it is supplied in Daegu’s new residential belt and economic center, securing a solid underlying demand and expecting future value appreciation.


The well-established infrastructure of transportation, convenience, nature, and culture in the old downtown area also favors commercial district revitalization. Exit 1 of Dalseong Park Station on Daegu Metro Line 3 is located right in front, making it easy to secure floating population, and road networks such as Taepyeong-ro, Gukchaebosang-ro, Sincheon-daero, and Sincheondong-ro near the complex are well-developed, allowing the inflow of demand from both metropolitan and city areas.


In addition, the complex is adjacent to Suchang Park 1 and Suchang Park 2, and the approximately 128,700㎡ Dalseong Park is nearby, providing a pleasant environment, which is also considered an advantage. Moreover, steady demand visits complex cultural spaces such as Suchang Youth Mansion, Daegu Art Factory, and Daegu Modernization Alley, so synergy effects linked with the area's cultural infrastructure are also expected.


The ‘Hills Avenue Dowon’ model house is scheduled to open in June at 260-9 Chimsan-dong, Buk-gu, Daegu (Chimsan Intersection).
