SH Corporation to Supply 2,519 Public Rental Units in Godeok Gangil and Wirye... Largest in 7 Years


[Asia Economy Reporter Yuri Kim] More than 2,500 large-scale national rental housing units will be supplied in the Godeok Gangil District and Wirye District in Seoul for the first time in seven years.


Seoul Housing and Communities Corporation (SH Corporation) announced on the 28th that it will supply 2,519 national rental housing units in the Godeok Gangil District and Wirye District for the first time in seven years since supplying 2,571 units in Segok, Magok, and Sinnae Districts in 2013. The announcement for tenant recruitment was made on the same day, and online applications will be accepted from June 8 to 12.


The units supplied this time are part of the large-scale land development projects in Godeok Gangil and Wirye, representing the largest new supply since the tenant recruitment announcements for Segok, Sinnae, and Magok Districts in 2013. The supply includes 396 units in Complex 4, 689 units in Complex 6, 619 units in Complex 7, and 255 units in Complex 9 of Godeok Gangil District, Gangdong-gu. Additionally, 560 units will be supplied in Block 3 of Wirye District, Songpa-gu.


A total of 1,518 units will be supplied to priority applicants such as newlyweds, single parents with children under six years old, elderly persons, persons with disabilities, non-regular workers, employees of small and medium-sized enterprises, and those supporting elderly parents. Additionally, 250 units will be supplied to other vulnerable groups, 114 units will be specially supplied to tenants displaced by the development and demolition in Godeok Gangil and Wirye Districts, and 637 units will be supplied through general allocation.


The supply by exclusive area in Godeok Gangil District is 557 units of 29㎡, 693 units of 39㎡, and 709 units of 49㎡. In Wirye District, 202 units of 39㎡ and 358 units of 59㎡ will be supplied.


General supply applicants must be members of a household without a home residing in Seoul as of the tenant recruitment announcement date, with a household monthly average income of 70% or less of the urban worker’s average monthly income, total household assets of 288 million KRW or less, and a vehicle value of 24.68 million KRW or less. For housing under 50㎡, applicants with a household monthly average income of 50% or less will be given priority in case of competition, and the first priority condition is residence in the relevant or adjacent district. For housing 50㎡ or larger, ranking is determined by the number of payments made to the Housing Subscription Savings, with the first priority condition being 24 or more payments.


Priority supply units will be provided to qualified applicants in a total of 23 categories, including elderly persons, persons with disabilities, those supporting elderly parents, newlyweds, and single parents with children under six years old.


The supply prices for exclusive areas of 29 range from a deposit of 17 to 19 million KRW and rent of 160,000 to 180,000 KRW. For 39㎡, the deposit ranges from 32 to 39 million KRW and rent from 230,000 to 250,000 KRW, while for 49㎡, the deposit is 49 to 51 million KRW and rent 300,000 to 320,000 KRW. For 59㎡, the deposit is set at 68 to 70 million KRW and rent at 360,000 to 380,000 KRW.


Applications will be conducted online and via mobile from June 8 to 12 as a preliminary measure to prevent COVID-19. For applicants who must visit in person, such as elderly persons and persons with disabilities, priority in-person applications will be accepted on the weekend of June 13 to 14. Secondary applications will be accepted both in person and online on June 17. If the number of primary applicants exceeds 300% of the supply units, secondary applications will not be accepted.


SH Corporation stated, "For in-person applications, we will implement a prior reservation system to estimate the number of visitors, conduct temperature checks, mandate mask-wearing, distribute vinyl gloves, and maximize spacing between waiting and application seats to prevent COVID-19 infection."


The announcement of document screening results will be on June 26, and the winners will be announced on November 6. The contract period is from November 18 to 20. Detailed information can be found in the announcement posted on the SH Corporation website.


New national rental housing units (about 1,000 units) in Godeok Gangil District Complexes 8 and 14 and Magok District Complex 9, which are not included in this supply, are scheduled to be supplied in the second half of this year.
