In the Second Half of the Year, 150,000 Households Nationwide Including Gaepo Raemian Forest Move In


[Asia Economy Reporter Onyu Lim] The nationwide apartment move-in volume in the second half of this year is expected to reach approximately 148,000 households, an increase of more than 20% compared to the first half.


According to Zigbang on the 25th, a total of 148,239 households are scheduled to move in during the second half of this year. This accounts for 55% of this year's total move-in volume and is about 7% higher than the 138,512 households in the same period last year.


By month, July is expected to have the highest move-in volume with 33,739 households, while October is expected to have the lowest with 14,651 households.

By region, 80,712 households will move in within the metropolitan area, and 67,527 households in provincial areas. The metropolitan area, especially centered around Gyeonggi and Incheon, is expected to see an increase of about 30% compared to the first half, reaching 62,913 households. In Gyeonggi, 19 large-scale complexes with over 1,000 households each will move in, and in Incheon, where there were no move-ins in the past three months, 14 complexes will begin moving in. In provincial areas, new apartment move-ins are increasing mainly in Daejeon, Daegu, and Jeonnam, with a roughly 14% increase compared to 59,380 households in the first half.


Ham Young-jin, head of Zigbang Big Data Lab, said, "As the move-in volume increases in the second half compared to the first half, rental prices may adjust in areas where new apartment move-ins are concentrated," adding, "When move-in volume increases, rental listings in the area tend to increase, which generally lowers rental prices in the vicinity."


The expected move-in volume in Seoul is about 20% less than in the first half, suggesting a high likelihood of continued upward pressure on rental prices. According to recent data from Zigbang, the average cost for renewing a rental contract for Seoul apartments in the first quarter was 32.72 million KRW. With the private land pre-sale price ceiling system set to be implemented at the end of July and the expansion of pre-sale rights resale restrictions soon to follow, demand aiming to purchase before these regulations take effect is expected to remain in the rental market, keeping rental demand steady.

◆ Major complexes scheduled for move-in in the second half = A total of 191 complexes nationwide will move in during the second half. By region, 85 complexes are in the metropolitan area and 106 in provincial areas. Among these, 46 are large-scale complexes with over 1,000 households, with 31 located in the metropolitan area.


'Gaepo Raemian Forest' is located in Gaepo-dong, Gangnam-gu, Seoul, consisting of a total of 2,296 households with exclusive areas ranging from 59 to 136㎡. It is a reconstruction of Gaepo Shiyeong and is scheduled to begin move-ins in September. The complex is surrounded by Daltter Park and Yangjae Stream, providing a pleasant environment, and nearby educational facilities include Guryong Elementary School and the National Gugak High School. Buses running from the stop in front of the complex to Seokchon Station and Yangjae Station make subway access convenient.


'Kkum-ui Sup iPark' is located in Jangwi-dong, Seongbuk-gu, Seoul, redeveloped from Jangwi New Town Zone 7. It consists of 1,711 households with exclusive areas from 59 to 111㎡ and is scheduled for move-in in December. Students can attend Jangwol Elementary School and Namdaemun Middle School, and Buk Seoul Dream Forest is a 3-minute walk away, offering a pleasant environment. The Dongbuk Line light rail (scheduled to open in 2025), connecting Wangsimni and Sanggye, is expected to be accessible on foot, improving transportation conditions after opening.


'Sanseong Station Forestia' is located in Sinheung-dong, Sujeong-gu, Seongnam, reconstructed from Sinheung Jugong. Scheduled for move-in around July, it consists of 4,089 households in 39 buildings, with exclusive areas ranging from 59 to 98㎡. Sanseong Station on Subway Line 8 is within walking distance, providing good access to Jamsil and Bundang. Nearby educational facilities include Seongnambuk Elementary School and Seongnam Girls' Middle School. Sujeong-gu Office and E-Mart are conveniently accessible, and Seongnam City Medical Center is scheduled to open in the first half of this year nearby.


'The Sharp Songdo Marina Bay' is located in Songdo-dong, Yeonsu-gu, Incheon, with move-ins scheduled for mid-July. This mammoth complex consists of 3,100 households with exclusive areas from 74 to 124㎡. It offers ocean views facing the West Sea, and a waterfront park (scheduled for completion in 2021) is being developed right in front of the complex. Misong Elementary School is located within the complex, and Haeyang Middle School is also scheduled to open in 2021.


'e-Pyeonhansesang Daejeon Eco Forest' is located in Yongun-dong, Dong-gu, Daejeon, reconstructed from Yongun Jugong. It consists of 2,267 households with exclusive areas from 43 to 85㎡. Nearby educational facilities include Daejeon Yongun Elementary School and Daejeon Yongun Middle School, and Daejeon University and Woosong University are also close. The nearest station is Panam Station on Daejeon Subway Line 1, and KTX Daejeon Station is reachable by car within about 15 minutes. Move-ins are scheduled for December this year.


'Gwangju Grand Central' is located in Gyerim-dong, Dong-gu, Gwangju, redeveloped from Gyerim Zone 8. It consists of 2,336 households with exclusive areas from 59 to 119㎡, with move-ins scheduled for September. Gwangju Subway Line 1's Geumnamno 5-ga Station and Geumnamno 4-ga Station are within walking distance, facilitating easy travel to other areas. Nearby commercial facilities include Lotte Department Store and Homeplus. Educational facilities such as Jungheung Elementary School and Gwangju High School are also close.


'Haemil Village 1 and 2 Master Hills' is located in Haemil-ri, Yeongi-myeon, Sejong City, in blocks L1 and M1 of the 6-4 living zone. The complex has a total of 3,100 households; the first complex (1,990 households) was constructed by Taeyoung and Hanlim Construction, and the second complex (1,110 households) by Hyundai Construction. Between the two complexes, elementary, middle, and high schools (scheduled to open in September) are located, and a multi-purpose facility including a playground for students and residents is under development. Buses running to KTX Osong Station and the government complex operate in front of the complex, making transportation convenient. Move-ins are scheduled to begin in September.
