The new brand officetel ‘Gocheok Herium The One,’ which combines the latest residential trends, is drawing attention as it approaches a complete sell-out just over a month after opening its showroom despite the COVID-19 pandemic.


Recently, the officetel market has been focusing on ‘Hyollo,’ a portmanteau of ‘hollo’ (alone) and ‘YOLO’ (You Only Live Once). This trend is mainly attributed to the increase in single-person households and the societal preference for work-life balance (Work & Life Balance). Accordingly, customized layouts and products for single-person households, along with location conditions that allow easy access to various living infrastructures, have become essential keywords for successful sales.


Real estate experts say, “As officetels continue to evolve, reflecting the latest residential trends has a decisive impact on successful sales,” adding, “The more an officetel meets the needs of its primary target group?young office workers?the more it minimizes vacancy risks and demonstrates high investment value.”


First, ‘Gocheok Herium The One’ has strengthened its competitiveness through floor plans optimized for 1-2 person households. It features a south-facing layout and a fully furnished system to enhance comfort and convenience, and maximizes space utilization by installing the boiler room externally. This is evaluated as an optimal structure that allows securing one’s own space. Additionally, all units are furnished with ‘Hanssem’ products, and shoe cabinets are equipped with antibacterial deodorizing devices, elevating the officetel’s quality to an apartment-level standard.


Moreover, privacy is enhanced through corridor layouts for all units, and residential convenience is improved with a security system that leaves no blind spots and bicycle storage facilities. Developed by P&SD Development Co., Ltd. and constructed by Himchan Construction Co., Ltd., ‘Gocheok Herium The One’ is located at 76-14 Gocheok-dong, Guro-gu, Seoul. It consists of 242 officetel units exclusively sized at 19㎡ across 12 floors above ground and one basement level, along with 21 neighborhood living facilities. Notably, ‘Gocheok Herium The One’ is the first new brand officetel to be built in Gocheok-dong in 10 years, drawing attention.


‘Gocheok Herium The One’ is a station-area officetel about a 10-minute walk from Guil Station on Subway Line 1, allowing direct access to major business districts in Seoul such as Yeouido and Jongno without transfers. Furthermore, once the ‘Seobu Expressway Underground Project’ (scheduled for 2021) near the complex is completed, vehicle access is expected to become even more convenient.

Currently, the sales promotion center for ‘Gocheok Herium The One’ is actively implementing COVID-19 prevention measures. Visitors’ temperatures are checked using non-contact thermometers, and thermal cameras installed in the building housing the showroom monitor temperatures continuously. In addition, thorough sterilization is conducted with daily in-house disinfection and weekly disinfection by the professional company CESCO. Moreover, 30,000 hand sanitizers are given as gifts to consultation customers.


The sales promotion center is located at 101, Daeryung Post Tower 3rd, 182-4 Guro-dong, Guro-gu, Seoul, with move-in scheduled for November 2021.
