The Bank of Korea held an emergency Monetary Policy Committee meeting and cut the benchmark interest rate from 1.25% by 0.50 percentage points (p). With the rate dropping to 0.75%, entering the 0% range, the income-generating real estate market, which offers higher stability and profitability compared to low-yield bank products, is experiencing a significant ripple effect. In particular, knowledge industry centers with various upcoming development benefits such as transportation and living infrastructure expansion are gaining strong popularity. Demand is expected to increase with development, promising stable returns and future value.
Currently, with the Daejang New Town development project actively underway, the area around 'Bucheon Chunui-dong' is expected to see considerable value appreciation due to diverse development benefits. Among these, the most notable is 'Chunui Diac One.'
This knowledge industry center is especially anticipated to benefit greatly from transportation development premiums. Starting with the opening of the Wonsi~Sosa double-track railway (23.3 km), the Daegok~Sosa double-track railway (19.5 km, scheduled for 2020) is also set to open. Following that, the Wonsong~Hwagok subway line (17.1 km, scheduled for 2020) is planned, attracting attention. Notably, this route forms a grid-shaped subway line connecting Bucheon Sports Complex, Wonsong Station, and the newly planned Gokang Station, creating a north-south transportation network across the southwestern metropolitan area. Urban development projects also deserve attention. The Daejang New Town, a third metropolitan new town spanning Bucheon Daejang-dong to Ojeong-dong, is planned to host manufacturing industries and various venture companies, and will be nurtured as a high-tech venture business complex in the future.
The Bucheon Sports Complex area transit-oriented complex development project, highlighted as a key project by Bucheon City, is actively progressing based on Bucheon Sports Complex Station on Line 7. The site plans to attract integrated R&D functions, conventions, and advanced knowledge industries. Alongside this, the Bucheon Video Culture Industry Complex development plan is also underway in the Sangdong area. Various development projects such as creating waterfront spaces linked to retention ponds and lake parks, and industries like film, animation, video broadcasting, and content are planned.
Upon project completion, the supply axis is expected to shift from Bucheon Industrial Complex to Chunui Station area. Consequently, the Chunui Station area is anticipated to benefit significantly from product supply and new sale price increases. The benefits enjoyed by the Chunui Diac One knowledge industry center are also expected to be substantial.
Bucheon City has identified Jung/Sangdong, Chunui, and Bucheon-Sosa Station as the core axes of development, with the Chunui area poised to become the center of Bucheon's new growth engine. This is why Chunui Diac One knowledge industry center is praised for its optimal location close to both residence and workplace.
Bucheon Chunui Diac One is planned to be constructed on the site of 73 Chunui-dong, Bucheon-si, Gyeonggi-do, with a scale of 2 basement floors to 13 floors above ground. Designed as an AI IoT knowledge industry center, it is optimized for companies related to advanced knowledge industries such as ICT, R&D, and bio. It features remote control of lighting automation, integrated control, and security, presenting a futuristic workspace.
Various specialized designs have also been applied. A flexible floor plan allows diverse use of space according to user needs. To facilitate smooth truck entry and exit, a 6-meter-wide driveway is designed from basement level 2 to the 5th floor.
Structural load capacities are differentiated according to machine load and characteristics: 1.0 ton/㎡ for basement floors, 1.0 ton/㎡ for floors 3 to 6 above ground, and 0.6 ton/㎡ for floors 7 to 11 above ground, ensuring excellent safety. The factories on floors 3 to 6 have a ceiling height of 5.4 meters, providing spaciousness. To enhance space efficiency, service spaces such as balconies and terraces are also provided. The basement 1st and 2nd floors house factory warehouses equipped with the latest systems, offering excellent logistics efficiency.
To secure natural lighting, ventilation, and energy-saving effects, window and wall areas are appropriately distributed. Noise reduction, wind resistance, and seismic structure designs have been introduced to enhance safety. Landscaping spaces are provided on the 1st floor, 6th floor, and rooftop, allowing workers to rest during work and integrating natural surroundings into the building to create an eco-friendly landmark. Convenience facilities such as convenience stores and restaurants are located on the 1st and 2nd floors, enabling one-stop work services.

Reflecting the characteristics of knowledge industry centers with high vehicle usage, 142 parking spaces (legal requirement: 92 spaces) are provided, securing 154% of the legally required parking. Additionally, safety is enhanced through improved parking ventilation and pedestrian-vehicle separation design.
Various benefits are offered to reduce the burden on tenant companies, including low-interest loans supporting up to 70% of the sale price, a 50% reduction in acquisition tax, and a 37.5% reduction in property tax for five years.
The promotional center for Chunui Diac One, a future-oriented knowledge industry center introducing advanced IoT environments, shared offices, and share house concepts, is located on the 2nd floor at 211 Bucheon-ro, Bucheon-si, Gyeonggi-do.
