- Ecological Indicator, Ministry of Environment Designated Endangered Level 2 Amphibian Mangkkongi, Habitat Created and Relocated within Handeul Urban Development Zone
DK Urban Development and DK Asia are introducing 'Geomam Station Royal Park City Prugio' in the non-regulated metropolitan area of Geomam Station in Seo-gu, Incheon. This mammoth complex, with up to 40 floors above ground and a total of 4,805 households, involves a project cost of 2.5 trillion KRW. They plan to create a masterpiece of residential living by collaborating with top brand companies in each field for a successful project.
First, they have signed a landscaping total solution agreement with Samsung C&T Resort Division, ranked number one in construction capability evaluation and landscaping. For the first time in a domestic apartment complex, they will showcase the best landscaping, including a 'Mini Everland'-style garden and a 'Million Park' covered with nearly one million flowers and trees throughout the complex.
Through a business agreement with LG Electronics to provide next-generation Internet of Things (IoT) technology solutions, they plan to apply technologies prioritizing safety, such as tap water quality management.
Additionally, they have signed a business agreement with Pulmuone Food & Culture to provide a nature-inspired dining service, offering residents Incheon’s first high-quality three-theme 삼식 (Sam-sik, three meals) service at reasonable prices.
By signing a business agreement with Jongno M School, which operates directly, they will provide specialized educational services, allowing residents’ children to enjoy premium private education from academies within the complex, as well as high-quality education services from public daycare centers, kindergartens, and elementary, middle, and high schools.
Recently, they signed a business agreement with 'DOPDA,' a provider of high-quality family-centered concierge services, to offer residents a differentiated concierge experience, enhancing residents’ pride as well as the apartment’s value and prestige.
Kim Jung-mo, Chairman of DK Urban Development and DK Asia, expressed his ambition, saying, "We will focus all our capabilities as lifestyle creators, prioritizing a more evolved life, and through diverse collaborations with Korea’s top brand companies, we will develop the first and best resort city in Korea."
Meanwhile, Geomam Station Royal Park City Prugio, the first project with a view of the Ara Waterway, will be developed as Korea’s first resort city with ocean views (Jeongseojin) and river views (Ara Waterway) visible at a glance. The project site stretches 1 km in width, solidifying its position as a nature-friendly eco-city.
The area where Geomam Station Royal Park City Prugio is located is being developed by the Handeul District Urban Development Project Association, which is paying special attention to preserving the surrounding ecosystem.
In particular, the endangered amphibian species designated as Level 2 by the Ministry of Environment, the Korean fire-bellied toad (Maengkkongi), which inhabits the project site, is sensitive to ecological changes and serves as an important indicator of the ecosystem. Instead of forcibly capturing and relocating it to wetlands in other areas, an eco-friendly environmental impact assessment was conducted to create a habitat within the Handeul urban development zone and relocate the species there, which was approved.
During this process, Dr. Lee Sang-cheol of Incheon National University’s Biological Resources and Environment Research Institute was consulted to establish the best habitat environment plan, and the amphibian habitat relocation within the Handeul district was completed in May 2019.
Furthermore, in October of the same year, the capture of the existing amphibians was completed, and by December, the capture and relocation report was finalized with the Han River Basin Environmental Office, demonstrating efforts to enhance the environmental value of the Handeul district.
Dr. Lee Sang-cheol of Incheon National University explained, “The Korean fire-bellied toad is a representative species that has lived alongside humans for a long time, indicating that the environment is stable enough for humans to live safely. Creating an environment where these amphibians can coexist raises both the ecological stability and environmental value of the region.”
The Handeul district went a step further by conducting and passing a health impact assessment, even though it is not required under the Environmental Health Act, to protect residents’ health and ensure smooth project progress, thereby securing safety for the creation of a nature-friendly eco-city.
A representative of the Handeul District Urban Development Project Association, the project implementer, stated, “As a result of environmental impact assessment consultations for the urban development project, we secured ecological restoration and connecting corridors to compensate for the disruption of the Hannam Jeongmaek mountain range. We also conducted air quality (including odor) and flora and fauna expert surveys to establish plans for reducing air pollution and protecting wildlife.”
He added, “The Handeul district hosts the environmentally indicative amphibian Maengkkongi within the development zone, so there are no concerns about environmental pollution. The project site benefits from excellent topographical conditions such as the Baeksan-im-su (mountain at the back, water in front) with the Gyeongin Ara Waterway in front, Golmaksan Mountain and neighborhood parks behind, and is adjacent on the west side to a 300,000-pyeong natural ecological park?six times the size of Lotte World?featuring the Dream Park wildflower complex and a 460,000-pyeong, 36-hole Dream Park golf course, all providing a superb nature-friendly environment. Within the project site, Baekseok Middle School, Baekseok High School, and Korea Jewelry High School remain, and nearby are the Incheon Metropolitan Office of Education Early Childhood Education Promotion Center, Baekseok Elementary School, Dangha Middle School, and Incheon Tax High School, offering a perfect residential environment with nature, education, living, and transportation infrastructure,” he said, emphasizing, “We are doing our best with Seo-gu Office of Incheon, which aims for a nature-friendly eco-city, to realize the eco-city vision.”
