Terrace houses, which are free from subscription regulations, are classified as urban-type residential housing, allowing anyone aged 19 or older to apply regardless of whether they have a subscription savings account or are the head of the household. Even homeowners can apply without restrictions, and the sales industry expects significant demand from the 30s and 40s generation working in Seoul looking to upgrade their homes.
Last year, GS Construction supplied ‘Samsong Xi the Village’ in the Samsong district, recording an average subscription competition rate of 12.7 to 1, with all 432 units sold out. It not only attracted high expectations from buyers but was also praised for accurately reading the demand of those wanting to live outside city apartments. A real estate official in the Samsong district said, “In the case of Samsong Xi the Village, interest was much higher among the 30s and 40s generation who commute to Seoul and have children, rather than elderly retirees,” adding, “Samsong district is preferred because housing prices are cheaper than in Seoul, the natural environment is good, and places like Starfield and IKEA are nearby.”
Especially for modern people worn out by city life, living in a townhouse with good natural scenery has always been a dream. In the past, townhouses were often composed of large units with exclusive areas of 200 to 300 square meters in areas with cheap land prices around the metropolitan area, so the sale prices often exceeded several billion won. However, recently, there has been an increase in ‘apartment-style detached houses,’ ‘row-type townhouses,’ and ‘block-type terrace houses’ with medium-sized units in locations with good accessibility to Seoul.
Just a short distance from Seoul, houses can be purchased at prices cheaper than in Seoul, and these terrace houses offer overwhelmingly larger usable areas than apartments, with well-prepared parking spaces and terraces, leading to a growing number of buyers seeking this type of terrace house. It is analyzed that as more modern people prioritize quality of life, many are making rational consumption decisions considering both cost-effectiveness and emotional satisfaction when choosing housing.
The preferred locations for terrace houses among the 30s and 40s generation are areas with good proximity to Seoul, natural environment, and convenience of living. One recently attracting attention is the Samsong district in Goyang City, Gyeonggi Province. Samsong district is a ‘completed public land development district’ entering the infrastructure completion stage, adjacent to Seoul’s Eunpyeong-gu and close to Mapo-gu, making it a rising alternative residential area to Seoul. Currently, Samsong district is equipped with most living infrastructure including large shopping malls such as Starfield, IKEA, and Lotte Outlet, as well as commercial, educational, and medical facilities. Transportation conditions include Samsong Station on Subway Line 3, and with the preliminary feasibility study passed for the GTX-A line and the planned extension of the Shinbundang Line, access to Gangnam is expected to improve further. The eco-friendly natural scenery near Bukhansan Mountain also makes it an ideal location for terrace houses.
This year, the supply of terrace house complexes in Samsong district continues. Projects such as ‘Terraviata in Samsong’ (80 units) and ‘Goyang Samsong Woo Mira Piano’ (527 units) are currently under active construction. The first complex to be completed will be ‘Terraviata in Samsong,’ which is proceeding with a pre-construction post-sale system, allowing sample house tours from April, the sales period, and move-in is expected to be possible by July, according to officials.
‘Terraviata in Samsong,’ designed with participation from the leading domestic architectural firm ‘Seonjin,’ introduces a new style of terrace house featuring rooftop terraces, attics, wide terraces, backyards, duplex types, and detailed designs in four 84㎡ A, B, C, and D types of ‘design terrace houses.’
The sales promotion center for ‘Terraviata in Samsong’ is located in Sinwon-dong, Deogyang-gu, Goyang City, Gyeonggi Province, and pre-viewing is available from April 6. Online reservations are currently being accepted through the official website.
