D-Hub Plus Co., Ltd. to Launch 'D-One City Signature' in April, Incorporating Major Construction Companies' Technology in Hangang New Town
Major construction companies are consecutively entering the knowledge industry center market. Until now, most of the knowledge industry centers supplied in Hangang New Town were constructed by small and medium-sized construction companies ranked outside the top 100 in contract rankings, except for Shinsagae Construction, which built Gyeongdong Mirewell City.
However, the 'Hangang New Town D1 City Knowledge Industry Center' sold in Guradong, Gimpo Hangang New Town, was successfully sold with Daelim Industrial as the constructor. The 'D1 City Signature,' scheduled for sale in April on the adjacent site, will be constructed by Halla Corporation, ranked 27th in contract rankings.
A sales official stated, “Recently, knowledge industry centers have been differentiated not just by office space construction but by incorporating various convenience facilities such as offices and residential dormitories, transforming into high-end products integrated with advanced technology.” He added, “With major construction companies participating in the construction process, the quality upgrade work will accelerate.”
Hangang New Town is a new town developed in Janggi-dong, Unyang-dong, Guradong, and Masan-dong areas of Gimpo-si, Gyeonggi Province. It boasts a massive scale with a site area of 11,753,671㎡ and 60,889 housing units accommodating 168,035 residents. Hangang New Town is currently in its final stages, with active construction of office and commercial facility infrastructure underway.
The transportation environment is also excellent. It is a business hub convenient for access to major airports, ports, and industrial complexes via the Seoul Metropolitan Area Second Ring Expressway Daegot Interchange (IC), National Route 48, Gimpo Hangang-ro, and Olympic-daero. According to Naver Maps, it takes 37 minutes by car to reach Yeouido. It is close to Yangchon Station and Gurae Station on the Gimpo Urban Railway, and using public transportation such as the complex transfer center and wide-area M buses, one can reach Seoul and major metropolitan areas within an hour.
Purchasing power is also strong. The number of businesses in Gimpo City has steadily increased by an average of 7% since 31,385 in 2012. Manufacturing is dominant, and office demand is steadily rising in line with the increase in businesses.
D-Hub Plus Co., Ltd., which successfully completed the sale of the 'Hangang New Town D1 City Knowledge Industry Center' in the Guradong area of Hangang New Town, plans to sell the 'D1 City Signature,' a knowledge industry center with 3 basement floors and 10 above-ground floors, in April at 6871-12 Guradong, Gimpo-si, Gyeonggi Province, and three other parcels. 'D1 City Signature' will include 613 knowledge industry center units, 97 commercial units, and 12 warehouse units. Basement levels 2 to 1 will be parking facilities, the first floor will be an open terrace shopping area, the second floor will connect office and shopping facilities, and floors 2 to 10 will be knowledge industry centers.
'D1 City Signature' is evaluated as an optimal investment product that meets the real estate investment success formula of location + product + demand. Including the existing D1 City Phase 1, it will become the largest complex business district in Hangang New Town.
'D1 City Signature' boasts a prime location near the station. It is about 350 meters from Yangchon Station on the Gimpo Urban Railway. It is situated right in front of the central commercial district, which includes E-Mart, Lake Park, and the complex transfer center, making it easy to access various convenience facilities. It is also conveniently located near Gimpo International Airport, Incheon International Airport, and Incheon Port, facilitating domestic and international travel.
'D1 City Signature' focuses on facility upgrades to provide tenants with a sophisticated and pleasant working environment. It is the first knowledge industry center in Hangang New Town to offer concierge services and has introduced various convenience facilities such as a concierge lounge, meeting rooms, healing rooms, and powder rooms (including shower facilities).
Guradong, where D1 City Signature is located, is the most populous area in Gimpo City. It is expected that residents will enjoy a relaxed cultural life as a specialized cultural street called 'D1 Culture Line,' filled with landscaping and artistic sculptures, will be created in connection with the nearby Guradong Culture Street.
