Increasing Severity of Fine Dust, Eco-Friendly Forest-Adjacent Section Office 'DMC Starhub Plus' Gains Popularity

As concerns about fine dust have recently intensified, more people are seeking comfortable environments, and eco-friendly forest-adjacent areas have emerged as a new trend. According to the ‘2025 Future Housing Trend Report’ published by the Housing Industry Research Institute, 35% of respondents cited ‘comfort provided by nature (35%)’ as the top factor in choosing a home. This was followed by transportation convenience (24%) and living convenience facilities (19%), highlighting the popularity of forest-adjacent areas.

Consequently, forest-adjacent areas are also gaining attention as a trend for office and other work facilities. In the past, transportation-accessible areas near subway stations were the office trend, but with the worsening fine dust problem and growing health concerns, forest-adjacent areas that reduce fine dust in the work environment are emerging as the new trend.

Forests actually have various advantages. First, they provide clean air. It is known that one hectare of forest absorbs 16 tons of carbon dioxide and releases 12 tons of oxygen. Additionally, forests lower surrounding temperatures in summer and block winds in winter, creating a cool environment in summer and a warm one in winter.

Moreover, forests have healing functions. Phytoncides released from trees have excellent antibacterial properties, helping relieve stress as well as stabilize blood pressure and enhance concentration.

Amid growing movements to protect health from fine dust, a forest-adjacent office that offers a pleasant environment for walking and resting, along with stress relief effects, is set to be introduced next month.

The protagonist is ‘DMC Star Hub Plus,’ an eco-friendly section office located in Block 8-1 of Hyangdong District, Goyang (Hyangdong-dong, Deogyang-gu, Goyang-si), adjacent to Sangam DMC. This complex is developed by Gyeyang ENC Plus Co., Ltd. and Daesin Construction Co., Ltd., and will consist of 363 section office units and neighborhood living facilities across five basement floors to 15 above-ground floors.

This section office boasts a forest-adjacent location surrounded by Mangwolsan, Bongsan, and Eunhaengsan mountains. In addition, Hyangdongcheon Riverside Park is located in front of the complex, allowing leisure activities such as walking and exercising during lunch breaks or after work.

DMC Star Hub Plus is notable for its forest-adjacent premium and the ability to configure area and style according to the needs of tenants. This results in no industry restrictions, offering investment stability and liquidity. Furthermore, to provide convenience and a comfortable work environment for resident companies, it is equipped with various specialized facilities such as conference rooms, multipurpose meeting rooms, hotel-style lounges and lobbies, phone booths, and healing sleep rooms.

The location premium is also expected to rise due to nearby large-scale development projects. Changneung New Town, which is being developed around the site, will include about 38,000 housing units and various self-sufficient facilities over an area 2.7 times larger than Pangyo Techno Valley 1. Additionally, the Susaek Station area development project, which will create office spaces, cultural tourism facilities, and commercial facilities over approximately 220,000 square meters, is also underway, making this area highly promising for future value.

It also offers excellent transportation conditions. It has superior accessibility to Seoul and metropolitan areas via roads such as Jayuro, Gangbyeonbuk-ro, Naebu Sunhwan-ro, Bukbu Ganseon-ro, and the Seoul Outer Ring Expressway, as well as public transportation. It will also be a double station area within walking distance of the planned Goyang Line Hyangdong District Station and the planned Gyeongui-Jungang Line Hyangdong Station. Moreover, using the GTX-A line scheduled to open in 2023, it will be possible to reach Yeouido or Yongsan in 25 minutes and Gangnam in 30 minutes.

A sales official said, “Since the fine dust problem is not something that can be resolved in the short term, more companies are seeking nature-friendly locations. In addition to fine dust, yellow dust is also expected to continue to be a problem, so the real estate market atmosphere prioritizing green spaces such as forests and parks continues, and DMC Star Hub Plus is receiving a lot of attention, so we expect good results.”

The DMC Star Hub Plus showroom is located at 634-2,3 Wonheung-dong, Deogyang-gu, Goyang-si.
