Furthermore, a large-scale sports theme park attracting 300,000 visitors annually will be located on the basement 1st and 2nd floors, drawing significant interest from investors in the commercial facilities.


The greatest advantage of Skypolis is its pleasant environment adjacent to the Han River and a large park. The self-sufficient facilities in Blocks 1-1 and 2 where Skypolis is located are close to Misa Hangang Park, which spans approximately 396,694㎡ and offers various leisure activities such as a waterside deck, forest playground, lawn plaza, and comprehensive sports facilities. From the upper floors, views of the Han River and park to the north and the Han River and rowing stadium to the east are available.


Additionally, it is noteworthy that the project is supplied in the form of section offices, which are highly preferred by companies. Section offices maximize usable space by reducing unnecessary areas and allow flexible partitioning and combination of spaces according to work environment and scale, accommodating the needs of companies of various sizes. Also, the reasonable pricing reduces the burden on buyers, and the liquidity prospects are generally considered excellent.


The commercial facilities, one of the key success factors of knowledge industry centers, are also envied by surrounding centers. Skypolis includes 398 units of commercial facilities designed as a Nordic-themed story mall, allowing users to enjoy work, residence, and shopping all at once. These commercial facilities cater not only to office workers in the knowledge industry center but also to dormitory residents and the approximately 110,000 residents in the nearby Misa Riverside City, positioning it to become a new central commercial facility representing Misa Riverside City. Moreover, the introduction of an advanced rental care service system verified in developed countries is expected to make investment easier and safer.


Furthermore, due to recent housing market regulations, demand from investors is also expected to be abundant. Unlike the housing market, knowledge industry centers are free from resale restrictions, subscription regulations, and real estate loan regulations, and have firmly established themselves as a niche market with benefits such as acquisition and property tax reductions, loans up to 90%, and interest benefits.
