[Asia Economy Reporter Yoo In-ho] Major domestic construction companies plan to supply 200,000 housing units this year. Sales will begin in earnest after the Lunar New Year holiday.
According to the construction industry on the 26th, the combined supply plans of the top 11 construction companies based on last year's construction capacity evaluation amount to 200,000 units. This is an unprecedented level.
The increase in supply volume by large construction companies this year is due to the strengthening of the Housing and Urban Guarantee Corporation (HUG)'s pre-sale guarantee screening, which postponed a significant portion of last year's pre-sale volume to this year.
Among construction companies this year, Daewoo E&C has the largest supply volume. Daewoo E&C plans to supply 34,000 units this year, an increase of about 65% compared to last year's supply performance (20,655 units).
GS Engineering & Construction (25,641 units), Hyundai Engineering & Construction (21,089 units), and HDC Hyundai Development Company (20,175 units) are also expected to supply more than 20,000 units each.
Posco Engineering & Construction (16,788 units), Daelim Industrial (15,910 units), Hyundai Engineering (11,168 units), and SK Engineering & Construction (10,966 units) will also supply more than 10,000 units. Additionally, Hoban Construction and Samsung C&T are expected to supply 15,143 units and 9,850 units, respectively.
The most notable point in this year's construction industry's pre-sale market is that it is concentrated between February and April. The total number of apartment units scheduled for pre-sale from February to April reaches 81,592 units. This is about twice the volume compared to the same period last year (47,739 units).
In particular, the pre-sale volume in February and March has significantly increased. This is attributed to the temporary suspension of January pre-sales due to the transfer of subscription work and the rush by construction companies to sell before the expiration of the pre-sale price ceiling exemption period at the end of April.
By region, the pre-sale volumes are ▲Gyeonggi 21,554 units ▲Seoul 17,797 units ▲Incheon 8,937 units ▲Daegu 7,160 units ▲Gyeongnam 5,332 units in descending order. More than half of the pre-sale volume from February to April, totaling 48,288 units, will be supplied in the metropolitan area.
In Seoul, projects such as the Dunchon Jugong Reconstruction in Gangdong-gu, which attracted attention as the largest integrated reconstruction complex in the country, as well as Heukseok 3 District Xi in Dongjak-gu and Hillstate Sewoon in Jung-gu, are expected to avoid the pre-sale price ceiling system.
