When you exit through Exit 1 of Magok Station on Seoul Subway Line 5, you are greeted by a neat landscape reminiscent of a new city. After passing a large shopping mall and walking for less than 10 minutes, you arrive at Magok M Valley Complex 7, considered the top apartment complex in the area.
"This Is Not the Old Gangseo-gu": National Standard Units at 2 Billion Won
The 84-square-meter unit in Magok M Valley Complex 7, Gangseo-gu, Seoul, set a new record when it was sold for 1,985,000,000 won on February 26. After trading at 1,700,000,000 won in March last year, the price climbed to 1,895,000,000 won in October and then jumped another 100,000,000 won in just three months. Recently listed properties of the same size are now asking for 2,200,000,000 to 2,400,000,000 won. A local real estate agent commented, "You can't think of Gangseo-gu as it used to be," adding, "For 'national standard units,' you now have to consider prices of 2,200,000,000 or 2,300,000,000 won."
Magok District, which has been developed around Magok-dong and Gayang-dong since 2007, became known for its advantage of proximity to workplaces as major conglomerates such as LG, Lotte, Kolon, and E-Land set up offices in the area. With well-established infrastructure and transportation, it has become a major residential area in western Seoul. In recent years, large shopping malls such as One Grove Mall have also opened.
Magok M Valley Complex 7 is located within a "triple station area," within a 10-minute walk to Magongnaru Station (Line 9 and Airport Railroad) and Magok Station (Line 5). Residents can reach Yeouido in about 20 minutes, and both Gimpo and Incheon Airports are easily accessible via the Airport Railroad, making the area popular among those working in related industries. In addition, both Gwanghwamun Station (Line 5) and Sinnonhyeon Station (Line 9) can be reached in approximately 30 minutes.
Increasing Transactions Among LG Employees... Rising Popularity Among Young Residents and Working Mothers
According to local real estate agents, transactions by LG employees have been steadily increasing recently. Another agent in the area said, "When LG Science Park first moved in, there were no inquiries from employees, but demand has been steady for the past three years," explaining, "Because of the proximity to workplaces and the perception that the area was undervalued, sales inquiries have increased recently."
Residents can reach the large One Grove Mall, which houses Emart Traders, Kyobo Bookstore, and various brand stores, within 10 minutes. The Seoul Botanic Park is also nearby, offering infrastructure that appeals to young people and working mothers. It is common to see young residents pushing strollers, either walking around the neighborhood or heading to the shopping mall.
There is no elementary school within the complex itself. However, Gonghang Elementary School near Complex 6 is connected by a walking trail, allowing children to reach the school without having to cross a main road. Magok Middle School is also within a 10-minute walk. While the school district had been considered a drawback, the atmosphere has changed as more people have moved into the area recently. One real estate agent commented, "There is talk that the academic environment has improved significantly."
