With the recent extension and opening of the Byeollae Line on Subway Line 8, accessibility to Jamsil and Gangnam has significantly improved, and Guri City is expected to be a direct beneficiary. Although Guri is an "adjacent area" bordering the eastern part of Seoul, it has historically lacked transportation infrastructure connecting it to southern Seoul, making access to Gangnam challenging. However, with the extension of the Byeollae Line in 2024, travel time to the Gangnam area has been reduced to around 20 minutes.
When analyzing the factors that drive up housing prices, transportation infrastructure is always mentioned first. In particular, the addition of a new railway station in the Seoul metropolitan area makes it easier to access key areas of Seoul and enhances proximity between workplaces and residences, which is considered the most crucial factor for the future value of real estate.
Additionally, Guri City is being re-evaluated for having historically higher housing prices than the old downtown area of Seongnam. In fact, until 2022, before the opening of Line 8, the average house price in Guri City was higher than that of the old downtown of Seongnam. However, after a large number of new residential complexes were supplied in the old downtown area of Seongnam, the price trend temporarily reversed.
Against this backdrop, residential complexes being supplied near Guri Station are attracting the attention of buyers. The consortium of DL E&C, GS Engineering & Construction, and SK Ecoplant will open the housing exhibition hall for 'Guri Station Hi-Nity River Park' in Sutaek-dong, Guri City, on Friday, the 27th of this month, and officially begin sales. The complex consists of a total of 4 complexes, 26 buildings (24 apartment buildings and 2 mixed-use buildings), with 6 underground and up to 35 above-ground floors, totaling 3,022 units. Of these, 1,530 units with exclusive areas ranging from 29 to 110 square meters will be offered for general sale.
Guri Station Hi-Nity River Park is located within an 800-meter straight-line distance from Guri Station, an interchange station for Subway Line 8 and the Gyeongui-Jungang Line, making it easily accessible by foot. According to Naver Map, it takes about 20 minutes to reach Jamsil Station and about 30 minutes to reach Samseong Station, Bongeunsa Station, and Jonggak Station in Seoul, which is a major advantage. Using Line 8, residents can easily access Jamsil, transfer to Line 2 for Samseong Station in the Gangnam Business District (GBD), transfer to Line 9 for Bongeunsa Station, and transfer to Line 1 via the Gyeongui-Jungang Line for Jonggak Station in the Central Business District (CBD). As such, it is considered the ideal place to absorb demand from commuters to Seoul’s major business districts.
Additionally, residents can conveniently travel throughout Seoul and the metropolitan area via the Seoul Metropolitan Area 1st Circular Expressway, Gangbyeonbuk-ro, Bukbu Expressway, and Sejong-Pocheon Expressway.
The complex will be the first in Guri City to offer more than 3,000 units. In Sutaek-dong, where the complex is being built, there have been no previous complexes with more than 1,000 units, so it is expected to become a landmark in the area, offering both rarity and symbolic value.
Furthermore, once the planned Sutaek-dong redevelopment project (approximately 7,007 units) is completed, a residential town with more than 10,000 units will be formed, raising expectations for even greater future value. In addition, as the project is being built by major construction companies such as DL E&C, GS Engineering & Construction, and SK Ecoplant, the new 'Hi-Nity' brand is expected to offer a differentiated lifestyle through innovative design.
A sales representative stated, "Guri City is a highly sought-after area along the Han River in the metropolitan region, and with the extension of the Byeollae Line, it now enjoys the advantage of being a double station area, served by both the Gyeongui-Jungang Line and Line 8, which has led to growing popularity. In particular, Guri Station Hi-Nity River Park is the first extra-large complex in Guri City with more than 3,000 units, so we expect significant interest from buyers."
