An additional 393 Moa Housing units will be supplied in Siheung 5-dong, Geumcheon-gu, making the development of a Moatown with over 2,150 units in the area more tangible. Moatown is a concept in which Moa Housing-a redevelopment model for aging, low-rise residential areas where large-scale redevelopment is difficult-is grouped by block and formed into a residential complex.
The Seoul Metropolitan Government announced on February 27 that the Integrated Deliberation Committee for Small-Scale Housing Maintenance has approved the “Moa Town Management Plan Change for 922-16, Siheung 5-dong, Geumcheon-gu, and the Moa Housing Project Implementation Plan for 919-60, Siheung 5-dong.”
Currently, eight Moa Housing projects are underway within the Moatown in Siheung 5-dong, Geumcheon-gu. Among them, the Moa Housing project in the 919-60 area of Siheung 5-dong was the first to pass the integrated review, increasing the number of units from 175 to 218. In total, 393 units, including 66 rental units, will be supplied.
The Moa Housing project in the 919-60 area of Siheung 5-dong will consist of seven apartment buildings and ancillary welfare facilities. The land-use zoning will be upgraded from Type 2 General Residential Area (7 stories) to Type 3 General Residential Area. The project will receive a floor area ratio incentive for constructing rental housing for more than 10% of all units and for providing compensation to tenants for losses. The application of the business feasibility adjustment coefficient has significantly improved the project’s profitability.
In addition, neighborhood living facilities, shared-use facilities, and resident exercise facilities are planned along Doksan-ro 8-gil Activation Zone, creating spaces that can be enjoyed by local residents.
Of the eight Moa Housing projects in the Moatown at 922-16, Siheung 5-dong, six have completed the formation of their cooperatives. Upon completion of the Moatown project, the aging low-rise residential area is expected to be transformed into a residential complex with buildings up to 30 stories, supplying a total of 2,151 housing units.
Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, stated, “The Moatown project will enable the rapid supply of housing and systematic environmental improvements in areas where development was previously difficult. We will continue to expand the provision of high-quality residential environments through efficient planning that can also be linked with surrounding area development plans.”
