Actor Ha Jungwoo is reportedly in the process of selling buildings he owns in Jongno-gu and Songpa-gu, Seoul. It is said that he is seeking around 9.5 billion won and 17 billion won for each property, respectively, and if the transactions are completed, Ha Jungwoo is expected to receive approximately 26.5 billion won in total.

Ha Jungwoo moves to sell 2 of his 4 buildings…worth 9.5 billion and 17 billion won

According to Hankyung.com on the 19th, Ha Jungwoo is in the process of selling a building in Gwanchol-dong, Jongno-gu, Seoul, and another in Bangi-dong, Songpa-gu. At one point, he actively invested in real estate by purchasing five buildings, but after selling a building in Hwagok-dong, Gangseo-gu in 2021, he has continued to own four buildings.


The Gwanchol-dong building on the market is located near Piano Street at Jonggak Station on Subway Line 1. Ha Jungwoo purchased it in December 2018 for 340 million won per pyeong, for a total of 8.1 billion won. The discussed selling price is 9.5 billion won, which translates into 390 million won per pyeong. It is a seven-story building above ground with a land area of 78.7 square meters and a total floor area of 467.2 square meters, currently leased to tenants such as a gacha shop and a nail salon.


The Bangi-dong building was purchased by Ha Jungwoo in January 2019 for 620.8 million won per pyeong, totaling 12.7 billion won. The asking price now listed on the market is 17 billion won, or 831 million won per pyeong. Starbucks currently leases the entire building, and the lease contract is understood to run until 2031.


Properties in depressed commercial districts put on hold

In addition to these properties, Ha Jungwoo owns a total of four real estate assets, including a building in Geumho-dong, Sokcho, Gangwon Province, and a commercial building in Daehyeon-dong, Seodaemun-gu, Seoul. However, it is reported that the assets in Sokcho and Daehyeon-dong have been excluded from the current sale plan. Analysts say this is because market prices in those areas have fallen below his purchase prices due to a contraction in nearby commercial districts.


Previously, in March 2021, Ha Jungwoo sold his Hwagok-dong building, which he had purchased for 7.33 billion won in July 2018, for 11.9 billion won, drawing attention as he earned a capital gain of 4.57 billion won in just three years.
