A Building in Nonhyeon-dong, Gangnam-gu, Seoul Purchased Six Years Ago

Lee Soo (44, real name Jeon Gwangcheol) of MC the Max reportedly saw the value of a building he purchased in Nonhyeon-dong, Gangnam-gu, Seoul increase by nearly 7 billion KRW over approximately seven years.


According to the real estate industry on January 25, the building in Nonhyeon-dong, Gangnam-gu that Lee Soo bought in 2019 has generated a market profit of about 7 billion KRW over roughly seven years.

Based on recent market prices in the area, the price per pyeong is reported to be between 180 million and 197 million KRW. Lee Soo's building is estimated at around 170 million KRW per pyeong, putting its current market value at approximately 15.9 billion KRW. Therefore, depending on the timing of a sale, it is analyzed that a profit of around 7 billion KRW could be expected.


This building, classified as a Type 2 General Residential Area, was newly constructed in 2017 and is located just off Hakdong Intersection. It is about an eight-minute walk from Gangnam-gu Office Station, where Subway Line 7 and the Suin-Bundang Line intersect.


Currently, some floors of the building are occupied by an entertainment agency established by Lee Soo, while the rest are leased to general offices, restaurants, and a Pilates studio.


At the time, Lee Soo purchased the building under his personal name for 8.94 billion KRW. After the purchase, he entrusted it to a bank under a trust arrangement. Since this was a trust loan rather than a typical mortgage loan, the exact loan amount was not disclosed.


Meanwhile, Lee Soo debuted in March 2000 as a member of the group Moonchild and later continued his career as the vocalist of MC the Max. In the past, he was investigated in 2009 on charges of engaging in prostitution with a minor and received a suspension of indictment the following year. At the time, Lee Soo stated that he was unaware the other party was a minor but admitted to the prostitution. As a result, both MC the Max's activities and Lee Soo's solo career were put on hold for an extended period.
