Tax Burden for Residents Expected to Remain at Last Year's Level
Jeollanam-do announced on January 23 that the officially assessed land value for standard lots in 2026 has increased by 0.3% compared to the previous year. This is lower than the national average increase of 3.36%, so the tax burden for residents is expected to remain similar to last year.
The officially assessed land value for standard lots serves as the basis for calculating individual land values and land compensation assessments. Individual land values are used as fundamental data for calculating property taxes and capital gains taxes.
The officially assessed land value for standard lots in 2026 was calculated by maintaining a market reflection rate of 65.5%, in accordance with the Ministry of Land, Infrastructure and Transport's "Real Estate Price Disclosure Promotion Plan," taking into account the public burden from taxes and levies.
By city and county, the highest increases in officially assessed land values for standard lots were recorded in Jangseong (0.92%), Mokpo (0.85%), and Yeonggwang (0.74%). By region, Seoul (4.89%), Gyeonggi (2.71%), and Busan (1.92%) showed the highest rates of increase.
This year's officially assessed land value for standard lots was determined after conducting a price evaluation that began in August of last year, and after gathering opinions from city and county governments as well as landowners. The official prices can be viewed on the Ministry of Land, Infrastructure and Transport or the Real Estate Price Disclosure website.
Landowners and interested parties who have objections to the prices may file an appeal at the civil service office of the relevant city or county, or with the Ministry of Land, Infrastructure and Transport, by February 23. For land parcels for which appeals are filed, the Ministry will conduct a re-investigation and evaluation, and the Central Real Estate Price Disclosure Committee will review the cases. The adjusted officially assessed land value for standard lots will be announced on March 13.
Based on this, each city and county will calculate and verify the appropriate value for approximately 5.47 million individual land parcels, and after collecting opinions from landowners, the final individual land values will be officially announced on April 30.
Yoon Seongsik, Director of Land Management at Jeollanam-do, stated, "The officially assessed land value for standard lots is an important standard directly linked to residents' tax burdens," and added, "We will continue to manage the process to ensure a rational and accurate assessment of land prices."
