Jungnang District Designates and Announces Myeonmok 8 District as Maintenance Zone... Large-Scale Complex with 1,260 Units

Up to 35 Stories High, Floor Area Ratio of 299.99%

Jungnang District in Seoul (District Mayor Ryu Kyunggi) announced on January 23 that the 'Myeonmok 8 District' (around Myeonmok 5-dong 172-1) was designated and officially announced as a maintenance district on January 15, paving the way for the construction of a large-scale apartment complex with 1,260 units.

Myeonmok 8 District is an area where urban environmental changes around Jungnangcheon are accelerating, such as the undergrounding of the Dongbu Expressway, the creation of a park above it, and the establishment of a new Myeonmok Line station.


According to the maintenance plan, a total of 1,260 units (including 257 public housing units) will be supplied in buildings up to 35 stories high, with a floor area ratio of 299.99%. The development will proceed in a way that ensures a pleasant waterfront landscape and residential environment, taking into account harmony with areas adjacent to Jungnangcheon.


The Type 3 General Residential Zone will maintain its current zoning, while the Type 2 (up to 7 stories) General Residential Zone will be upgraded to a Type 3 General Residential Zone. Parks and public pedestrian pathways will also be created to improve walking convenience and the living environment for local residents.


This district was selected as a candidate site for private redevelopment (fast-track integrated planning) in August 2023. After being conditionally approved at the 12th Seoul City Urban Planning Committee's Fast-Track Integrated Planning Maintenance Project Subcommittee on December 5 last year, it has now been officially designated and announced.


Ryu Kyunggi, Mayor of Jungnang District, stated, "We expect Myeonmok 8 District to transform into an eco-friendly residential complex connected to Jungnangcheon, raising the standard of the local residential environment," and added, "Even after the designation of the maintenance district, we will actively support the smooth progress of the project."
