Paju City Publishes Audit Casebook
Strengthening Internal Capabilities and Improving Management Practices Expected
Paju City in Gyeonggi Province conducted regular audits on 20 apartment complexes within its jurisdiction from February to November last year. Based on the audit results, the city compiled and shared common audit cases for each complex with 146 apartment complexes subject to mandatory management.
The shared audit cases include 20 recurring issues identified across the complexes, such as improper disclosure of management fees, inadequate procedures for using long-term repair reserves, and omissions in disclosing contractor selection results. In addition, eight exemplary cases were highlighted, including promoting communication and exchange through in-complex movie screenings, reducing management fees by installing solar power systems, and fostering a positive work environment by rewarding outstanding employees.
These audit cases have been posted in the department-specific public data section of the Paju City Hall website, allowing not only management entities but also any residents to review and download the information as needed.
A Paju City official stated, "We hope that sharing these audit cases will help strengthen the capabilities of resident representative councils and management entities, as well as improve apartment management work. Since fair and transparent management is especially important in apartment complexes where many citizens live together, we will continue to organize and share audit cases going forward."
Meanwhile, to protect residents' rights and foster a safe and pleasant apartment management culture, Paju City plans to conduct comprehensive regular audits in 2026 on 27 apartment complexes subject to mandatory management. These audits will be carried out through a collaborative system involving private sector experts such as accountants, housing managers, lawyers, labor attorneys, and construction engineers, as well as public officials. The city will also provide consulting tailored to the characteristics of each complex.
