A monthly rental listing for a newly built apartment in Seocho-gu, Seoul, has sparked controversy. Instead of renting out the entire unit, only a single room is available for rent. Not only is the monthly rent high, but the tenant must live with the owner and share spaces such as the bathroom and kitchen.


As of January 15, a listing for a 59-square-meter exclusive-use Maple Xi unit was posted on Naver Pay Real Estate, with a deposit of 30 million won and a monthly rent of 1.4 million won.


However, the detailed conditions specify that only one room, not the entire apartment, is being rented out. The room measures 4.2 meters by 2.7 meters, approximately 9.9 square meters. The tenant must live with the owner and share common areas such as the kitchen and living room. Additionally, only female tenants are allowed. The tenant can use the bathroom located directly in front of the room.

The monthly rent varies depending on how the maintenance fees are handled. If the tenant pays one-third of the maintenance fees separately, the monthly rent is 1.4 million won. If the maintenance fees are included, the rent increases to 1.6 million won. The maintenance fees cover electricity, water, common area charges, and other utilities, but fees for using paid community facilities must be paid separately.


This listing has become a hot topic in various online communities. Some have responded positively, saying, "There is a steady demand from parents in the provinces who want to send their daughters to school in Seoul," and "It might actually be nice because it feels like an old-style boarding house." On the other hand, there have also been negative reactions such as, "Charging 1.4 million won for a 9.9-square-meter room is excessive," and "With only one front door, it would be uncomfortable to come and go under the owner's watchful eye."


Maple Xi is a large-scale apartment complex consisting of 29 buildings, with a total of 3,307 units, ranging from four basement levels to 35 above-ground floors. Community facilities include a banquet hall of about 925 square meters that provides breakfast service, an indoor swimming pool, a sauna, a study cafe, and shared office spaces.


The complex has direct access to Jamwon Station on Subway Line 3, and Banpo Station on Line 7 is also within walking distance, making it a prime location for public transportation. It is also well connected to major transportation networks such as Seoul Express Bus Terminal and Jamwon IC on the Gyeongbu Expressway. Several schools, including Wanchon Elementary and Middle School, Sindong Elementary and Middle School, and Gyeongwon Middle School, are nearby. Residents also have convenient access to large shopping malls such as Shinsegae Department Store and NewCore Outlet. The area offers a pleasant residential environment, with parks such as Hangang Park and Sindong Neighborhood Park close by.
