A 'Stay-Type Mixed-Use Complex' Combining Residential, Accommodation, and Medical Services... Transforming the Landscape of Downtown Daejeon
The 66-story ultra-high-rise mixed-use development project, which is set to reshape the skyline of downtown Daejeon, is heightening expectations as it continues to confirm key "mega anchor" facilities. In particular, as negotiations progress for the entry of a prestigious large general hospital with a 24-hour emergency care system through an MOU, the project is expected to solidify its status as a unique complex combining residential, medical, and hotel services.
According to industry sources, this mixed-use development is being promoted as more than just a construction project; it aims to elevate the city's functions by integrating "Mega Anchor" facilities. A prime example is the successful attraction of a large general hospital, which strengthens both medical accessibility and the safety net in downtown Daejeon. With the inclusion of a landmark-scale hospital, the value and credibility of both the area and the complex are expected to rise significantly.
This project is distinguished by its integration of medical facilities, a renowned brand hotel, and residence hotel accommodations, all organically connected within the symbolic 66-story structure. The goal is to create a "stay-type mixed-use complex" that caters to business and tourism, as well as long-term stays linked to high-quality medical services.
The project's locational advantages are also fueling expectations. Hanwha Eagles Park is located nearby, offering convenient access to sports and cultural infrastructure, while the area boasts excellent connectivity to natural resources such as Bomunsan Mountain. The transportation network is also a major strength, with proximity to KTX Daejeon Station and anticipated connections to the upcoming Daejeon Subway Line 2 (tram) and BRT routes. Based on these factors, the complex is expected to absorb a wide range of floating population and become a new central hub for downtown Daejeon.
The premium residential facilities, which will comprise approximately 1,400 units within the complex, are already drawing significant attention from both end-users and investors. The greatest advantage is the ability to conveniently access specialized medical services from the large general hospital within the complex, while also enjoying hotel-style amenities, shopping, and cultural experiences-all in a "one-stop life" environment.
The Munchang-dong area, where the development site is located, is already recognized for its excellent school districts and educational environment. As population inflow becomes more visible through development, residential demand is also expected to increase. In addition, the confirmation of urban renewal projects in the area is further raising expectations for the stability and speed of project implementation.

Moving forward, we will continue to develop residential complexes that combine housing, medical, accommodation, and mixed-use stay-type services, and we have also agreed to attract medical tourists through MOUs with overseas medical travel agencies to help vitalize the local economy."
He added, "After obtaining project approval for this site, The Wise Group was able to change the course of this project-which was nearly derailed for two years due to failed PF conversion and conflicts with construction companies, among other economic challenges-thanks to the cooperation and concessions of the main creditor group and a shift in business direction through the integration of medical services. In addition, with positive developments such as the selection of the Seoul Gangnam office building station area revitalization project and increased floor area ratio, we will drive the group's second leap forward through business diversification."
