Total Number of Units Up 36% Year-on-Year
General Pre-Sale Volume Down 9%
4,150 Units Scheduled for Pre-Sale in Seoul
This month's pre-sale market is expected to see an increase in the total number of units compared to the same month last year. However, the volume of general pre-sales, which is more directly felt by end users, has actually decreased.
According to pre-sale plans compiled by the real estate platform Zigbang, a total of 11,635 apartment units are scheduled for pre-sale nationwide in January, representing an increase of about 36% from the same month last year (8,585 units). On the other hand, the number of general pre-sale units is expected to be 4,816, a decrease of about 9% compared to the same month last year (5,289 units).
While the overall supply scale has expanded, the proportion of general pre-sales has declined. This is attributed to the inclusion of many projects with a high proportion of association units, such as redevelopment, reconstruction, and regional housing association projects. As a result, the number of general pre-sale units, excluding those allocated to association members, accounts for a relatively smaller share.
By region, the pre-sale supply for this month is expected to be concentrated in the Seoul metropolitan area, including Seoul, Gyeonggi, and Incheon. The planned pre-sale supply in the metropolitan area totals 10,559 units, with 4,150 units in Seoul, 3,841 units in Gyeonggi, and 2,568 units in Incheon. In contrast, in the provinces, only two complexes in North Gyeongsang and South Gyeongsang will be available for pre-sale this month, totaling 1,076 units.
Major pre-sale complexes in Seoul include The Sharp Sinpung Station (2,030 units), Arc Road Seocho (1,161 units), and Define Yeonhui (959 units). The Sharp Sinpung Station is a large-scale complex being developed in the Singil-dong area of Yeongdeungpo-gu, with 332 units planned for general pre-sale. Arc Road Seocho is a complex supplied through the reconstruction of the Sindonga Apartment in Seocho-dong, Seocho-gu. Although only 56 units are available for general pre-sale, it is expected to attract significant subscription demand as it is subject to the pre-sale price ceiling system. Define Yeonhui is a complex created through the redevelopment of Yeonhui District 1 in Seodaemun-gu, with 332 units to be offered for pre-sale.
In Gyeonggi Province, complexes scheduled for pre-sale include Haengsin Hanshin The Hue (272 units), Anyang Station Central I-Park Sujain (853 units), and Onam Station Seohee Starhills Yeoijae Complex 3 (1,056 units).
In the provinces, Changwon Xi The Sky (519 units) in Changwon, South Gyeongsang, and Gyeongsan Daelim District Jeil Punggyeongchae S-1BL (557 units) in Gyeongsan, North Gyeongsang, are scheduled for pre-sale this month.
Meanwhile, the total annual pre-sale plan amounts to 256,000 units, with approximately 165,000 units to be supplied as general pre-sales.
Experts believe that this year's pre-sale market will be selective, focusing on projects where demand conditions are favorable. Kim Eunseon, Head of the Big Data Lab at Zigbang, stated, "Pre-sales are likely to proceed first in the metropolitan area and among major construction companies, while in the provinces, the schedule will also depend on location and demand conditions. In particular, as the differences in pre-sale conditions by region are expected to become more pronounced, careful consideration of supply schedules, location conditions, and future occupancy volumes will be required."
