The reconstruction project for Gongdeok 1 District in Mapo-gu, Seoul, which will build an apartment complex with 1,100 units, is gaining momentum. The project will incorporate adjacent land parcels, and some infrastructure elements, such as the creation of a park and a new community center, will be modified.


On December 11, Seoul City announced that it had held the 18th Urban Planning Committee meeting and conditionally approved the proposed changes to the redevelopment zone and maintenance plan for the Gongdeok 1 District Housing Reconstruction and Maintenance Project, located at 105-84 Gongdeok-dong, Mapo-gu.


Gongdeok 1 District, which was designated as a redevelopment area in 2011, will see its area expanded by 416 square meters as a result of the Urban Planning Committee’s 2020 review, which incorporated parts of adjacent parcels and modified some infrastructure, including the addition of a park and a new community center. The city expects that this decision will help the Gongdeok 1 District housing reconstruction and maintenance project proceed smoothly and gain momentum ahead of its scheduled completion in 2027.


The Gongdeok 1 District project will create an apartment complex with 1,101 units. Among them, 64 units will be small-sized public housing (Haengbok Housing). With the inclusion of measures for tenants of single-family home reconstruction in the maintenance plan, the project received a 5.87% floor area ratio incentive, increasing the total floor area ratio to 249.99%.
