The Sillim 5 District near Seowon Station on the Sillim Line will be transformed into a large-scale apartment complex with up to 34 floors and 3,973 units.

The Seoul Metropolitan Government announced that the 13th Urban Planning Committee's Subcommittee on Delegated Authority has 'approved with amendments' the 'Establishment of the Sillim 5 Housing Redevelopment District Maintenance Plan and Designation of Maintenance District and Landscape Review (Draft)'.


Through this review, the floor area ratio standards for each residential area within the district will be applied as follows: Plot 1 (250%), Plots 2 and 3 (up to 300%), resulting in the supply of up to 34 floors and 3,973 units (including 624 rental units). The final building plan will be confirmed by the Integrated Review Committee for the redevelopment project.


Sillim 5 District is adjacent to Sillim Elementary School, offering an excellent educational environment, and is bordered by Dorimcheon Stream to the north and Samseongsan Mountain (Geonubong Peak) to the south. Due to significant elevation differences and poor accessibility even within the same residential area, the Seoul Metropolitan Government reflected the Rapid Integrated Planning Guidelines to develop a maintenance plan tailored to the area's characteristics.

To address the long-standing issue of steep terrain in the Sillim-dong area, an internal ring road with a slope of 12% or less will be newly constructed to improve mobility between the upper and lower residential zones. In addition, the main access bridges, Munhwa-gyo and Sinbon-gyo, will be widened. Three public pedestrian pathways will be installed to enhance accessibility in low-lying areas, entrance plazas will be created at entry points, and stairs and elevators will be installed in sections with significant level differences.


Munseong-ro 30-gil, located northwest and used as a school route by Sillim Elementary School students, will be developed into a children's park. The existing childcare center and public senior center will be relocated to the south side of the park. Plots 2 and 3 are planned as mixed-use residential land, with specialized low-rise designs and public open spaces to enhance connectivity with the areas surrounding Dorimcheon Stream.


The boundary with Sillim Hyundai Apartments will be secured as public open space to prevent steep slopes and retaining walls caused by elevation differences. In the long term, this area will be linked with infrastructure when Sillim Hyundai Apartments undergo future redevelopment.


With the approval of the Sillim 5 District maintenance plan, the Sillim-dong area is expected to see accelerated progress in redevelopment projects, including Sillim 1 District (the first rapid integrated planning project) and Sillim 7 District, which was designated in September last year.


Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, stated, "Sillim 5 District marks an important turning point in the redevelopment trend of Gwanak-gu, laying the foundation for substantial improvements to the local environment. As the plan carefully reflects the area's unique characteristics, such as sloped terrain, school commuting environment, and green corridors, the city will continue to actively support the improvement of residents' quality of life and the swift progress of the redevelopment project."
