Jungang BMS, led by CEO Shin Donghyuk, is launching a premium business division called "OPTIMUS ONE," dedicated to managing high-end complexes. OPTIMUS ONE aims to move beyond traditional building management, which has typically focused on basic facility maintenance and accounting, and instead positions itself as an advanced asset management platform that designs the overall image of a building and provides operational strategies.


Recently, the competitiveness of premium residential and mixed-use buildings has come to be determined by the quality of management. In the past, a building’s asset value was primarily influenced by its exterior, location, and construction company. However, in today’s high-end market, operational excellence, branding, and the level of tenant services are now directly linked to the brand value of a building.


Amid these changes, Jungang BMS is attracting industry attention by presenting an integrated asset management model that goes beyond the traditional FM (Facility Management) and PM (Property Management) domains to encompass branding, planning, marketing, and tenant experience (UX).


OPTIMUS ONE provides integrated solutions for everything from branding to operations in order to strengthen a building’s competitiveness. The division establishes identity through signature colors, scents, lighting, signage, and logos, and develops concepts for common areas. It also undertakes environmental improvements such as landscaping, lounge styling, seasonal theme productions, and space renovations.


In addition, by building an in-house app-based system for cleaning, pickup, laundry, and reservations, OPTIMUS ONE plans to enhance concierge services. The division also supports leasing activation through photo and video content production, promotional planning, and vacancy reduction programs.


For prospective tenants of new high-end and luxury officetels, OPTIMUS ONE will offer private move-in tours to deliver the high-end value as an experiential service. The division also aims to increase building value through standardizing operational and accounting systems and providing mid- to long-term roadmap consulting.


A Jungang BMS representative stated, "OPTIMUS ONE is not simply about managing high-end or luxury officetel complexes; it is a model for designing the lifestyle of a building," adding, "Our goal is to help the building itself grow into a brand."


Meanwhile, Jungang BMS has managed top-tier high-end and luxury officetel complexes such as Brighton Yeouido, Signity Yeouido, Asti Nonhyeon, Sangji Kailum M, Lucia Dosan, Le Pied in Gangnam, Banpo The Sharp River Park, One Edition Gangnam, Montrea Hannam, Pearlsey Samsung, and Luca 831.
