The Seoul Metropolitan Government will supply a residential complex with 757 households in a 36-story building near Sinimun Station in Dongdaemun-gu. The plan is to enhance housing stability for newlyweds through the Mirinae Home program.
On December 7, the city announced that the 3rd subcommittee of the Urban Planning Committee had approved, with amendments, the designation of an urban maintenance-type redevelopment zone and the establishment of a redevelopment plan for the construction of long-term lease housing in the area of 170-65 Imun-dong, Dongdaemun-gu.
The site is located within the station area of Line 1's Sinimun Station. There are plans to link this project with the ongoing Imun-Hwigyeong Redevelopment Promotion District and the Imun 3-1 Redevelopment Project.
With this decision, a new redevelopment zone of 18,004 square meters will be designated, and on a residential site of 17,141.5 square meters, seven apartment buildings will be constructed, ranging from six basement levels to 36 above-ground floors (with a maximum height of 106 meters), totaling 757 households (232 long-term lease units and 44 rental units). Some of the long-term lease units will be provided as "Mirinae Home" units for newlywed couples.
The redevelopment plan aims to improve the residential environment and urban landscape of the Sinimun Station area by creating a mixed-use residential complex on a sloped site with convenient public transportation. The plan includes establishing an organic pedestrian circulation system connecting surrounding redevelopment projects and the railway, creating a vibrant street for daily life, and securing open spaces to revitalize Sinimun Station.
The arrangement of residential buildings and the variation in building heights (from 17 to 36 stories) will utilize the site's elevation differences to create a natural skyline.
Additionally, on the northern side of the project along Imun-ro 42-gil, the road width will be expanded from 10 meters to 15 meters in connection with surrounding redevelopment plans, and a 3-meter-wide pedestrian zone will be created to Sinimun Station, improving pedestrian accessibility.
Furthermore, the existing small public space in front of Sinimun Station will be renovated into an open rest area for residents and subway users. A 6-meter-wide public pedestrian passage will be established along the railway, creating a walking path along Line 1 that connects Sinimun Station to Hwigyeong University Station, which had previously been disconnected.

Meanwhile, the city has also approved, with amendments, changes to the redevelopment plan for the Gwan-su-dong District Small-Scale Maintenance Zone 1 Urban Maintenance-Type Redevelopment Project, which will supply an 18-story office building near Tapgol Park in Gwan-su-dong, Jongno-gu. This aims to improve the environment in areas densely packed with low-rise, aging buildings.
The Gwan-su-dong area is located near Tapgol Park, Jongno 3-ga Station, and Cheonggyecheon. It is an area in need of redevelopment due to the concentration of old, deteriorated low-rise buildings and wooden structures vulnerable to fire.
The plan for Small-Scale Maintenance Zone 1 in Gwan-su-dong includes the provision of public facilities (such as roads and parks) and the introduction of venture business facilities to revitalize the urban economy. As a result, office buildings with a floor area ratio of up to 945% and a maximum height of 70 meters can be constructed.
The building will have four basement levels and 18 above-ground floors. The first to third floors along Jongno will be developed as street-facing commercial spaces to activate the streetscape, and the pedestrian environment of the existing Pimat-gil will be improved by setting building setbacks along Supyo-ro 20-gil, the inner road.
An open public space is planned at the intersection of Jongno and Supyo-ro, midway between Tapgol Park and Cheonggyecheon, to enhance pedestrian accessibility and convenience and to provide a rest area.
