3.63 Million Commercial Real Estate Transactions Nationwide, 1,300 Trillion Won Sold Over 20 Years

Silgeochae.com, a research company specializing in actual transaction prices for commercial real estate sales, has released statistical data covering the number of transactions, average prices, and total transaction amounts for collective real estate properties (excluding apartments, villas, retail spaces, officetels, etc.) from 2006 to October 2025.


According to the research, the total number of transactions nationwide-including building sales, property sales, and small building transactions-reached 3.63 million. In Seoul, there were 204,000 sales, while Gyeonggi Province ranked first with 575,000 transactions. Sejong City ranked seventeenth and last, with 17,000 sales recorded.

The total nationwide transaction amount was 1,300 trillion won. Seoul ranked first with 440 trillion won, followed by Gyeonggi Province with 270 trillion won. Sejong City was seventeenth and last, with 5.2 trillion won. The average transaction price per building, property, or small building nationwide was 430 million won; Seoul ranked first with 2.2 billion won, Incheon was second with 590 million won, and Jeollanam-do ranked seventeenth and last, with an average of 82 million won.


Na Haeyo, Director of the Real Estate Academy, emphasized that what needs closer examination in these statistics is the analysis of price increases and decreases based on the average price changes over the past 20 years. While the 430 million won figure represents the 20-year average, the 10-year average price was 500 million won, the 5-year average was 600 million won, and the 3-year average was 660 million won. This means that the average price of properties sold in the most recent three years increased by 230 million won compared to the 20-year average. From an investor's perspective, a thorough analysis of the changing nationwide price growth rates is the only way to prevent large-scale investment failures.
