Bando Construction's 'Dongnae Bando Ubora' Gains Attention as a Rational Opportunity Amid Ultra-Strict Seoul Metropolitan Regulations

Bando Construction's 'Dongnae Bando Ubora' Gains Attention as a Rational Opportunity Amid Ultra-Strict Seoul Metropolitan Regulations Visitors to the housing promotion center of Dongnae Bando Ubora

As ultra-strict real estate regulations and rising pre-sale prices continue to burden genuine homebuyers in the Seoul metropolitan area, new residential complexes in provincial metropolitan cities with strong price competitiveness are drawing attention. In this context, 'Dongnae Bando Ubora,' set to be built in Nakmin-dong, Dongnae-gu, Busan, is attracting interest from buyers by highlighting its solid location, proven product quality, and bold pre-sale price incentives.

Especially as demand is shifting from the regulated Seoul metropolitan area to some provincial city centers, this complex has emerged as an attractive alternative by offering a discount of about 100 million won off the pre-sale price. A sales representative stated, "With mounting pressure on pre-sale prices due to factors such as zero-energy building certification, we made a bold decision to ease the burden on genuine homebuyers looking to purchase their own home."

Benefits that alleviate the initial financial burden are also drawing attention. The developer is offering full interest-free loans for interim payments, free balcony expansion, and a contract deposit of 5 million won (with installment options), strengthening accessibility for genuine homebuyers through financial and product support. In fact, about 1,000 visitors flocked to the model house over the weekend, demonstrating the market's high level of interest. A real estate expert commented, "As regulations in the Seoul metropolitan area tighten and interest rate burdens persist, demand is quickly concentrating on complexes with clear price rationality."

'Dongnae Bando Ubora' is composed entirely of 84-square-meter units, which are highly preferred by genuine buyers. The south-facing layout and views of Oncheoncheon Stream provide a pleasant residential environment. The complex will consist of three buildings, ranging from three basement levels to a maximum of 42 above-ground floors, with a total of 400 units. The project is being developed by S&ND Co., Ltd. and constructed by Bando Construction.

The location further strengthens the complex's competitiveness. Residents can walk to Gyo-dae Station on Busan Subway Line 1, Nakmin Station on Line 4, and Dongnae Station on the Donghae Line, while access to city and suburban areas is excellent via the Wondong Interchange. In addition, when the Manduk-Centum Urban Expressway opens in 2026, accessibility to major business districts is expected to improve significantly.

The complex is also well-equipped with educational and lifestyle infrastructure. It is close to top schools such as Nakmin Elementary School, Dongnae High School, Dongshin Middle School, and Haksan Girls’ Middle and High Schools, as well as the Sajik and Myeongnyun private education districts. Megamart, Topmart, Dongnae Market, and public institutions such as the court and prosecutor’s office are nearby, enhancing urban living convenience. Residents will also benefit from abundant green spaces, such as Oncheoncheon Citizen Park and Sumin Eoul Park.

Future value is also promising. The Dongnae Integrated Community Center is scheduled for completion in 2027, and the second National Sports Center (within Sumin Eoul Park in Nakmin-dong) is set for construction in 2028, which is expected to boost both resident satisfaction and regional value. In addition, there are no resale restrictions, and contracts can be signed without a subscription savings account, which is sustaining investor interest.

A sales representative stated, "With demand shifting due to metropolitan area regulations, the combination of price competitiveness, immediate move-in availability, and urban premium is a major strength," adding, "Inquiries from genuine homebuyers focused on real residential value are continuously increasing."
