Just a 20-minute drive from Magok in Seoul and two subway stops from Gimpo Airport Station, the model house for "Sujain Gracent Phase 1 in Pungmu Station Area" in Gimpo was packed with visitors from its opening day on November 7. Before the doors opened that morning, the queue to enter stretched over 70 meters, and a total of 25,000 people visited over three days. Its proximity to the western edge of Seoul is a major advantage, and as Gimpo City was excluded from the October 15 policy measures, it has drawn significant interest from genuine homebuyers. In particular, this complex allows for full interim payment loans, lowering the entry barrier. A sales representative predicted, "We expect about 6,000 to 7,000 general subscription accounts to be submitted."

This complex, developed by BS Hanyang on Block B2 of the Pungmu Station Area Urban Development Project, is the third and final apartment to be offered for sale in the area, following the nearby complexes by Daewoo Engineering & Construction and Hoban Construction. All three complexes are located side by side within the Pungmu Station Area Urban Development site.


Sujain Gracent Phase 1 in Pungmu Station Area consists of 10 buildings with 1,071 units, ranging from two basement levels to 29 above-ground floors. There are 321 units of 59㎡ and 750 units of 84㎡. Move-in is scheduled for January 2029. Next to the Phase 1 site, a second phase with 639 units is also planned.


The complex is expected to be a great opportunity for young, genuine homebuyers looking to own a home. Since Gimpo is not included in the regulated areas under the October 15 policy, it is exempt from related restrictions on loans, subscriptions, and taxation. Furthermore, the 59㎡ unit type, which is rare in Gimpo, is available for sale. The price ceiling system also applies, allowing buyers to purchase homes at a lower price compared to surrounding areas.


A newlywed couple in their 30s who visited the model house with their baby said, "This is the only place offering 59㎡ units, so competition will be fierce, but we still want to give it a try." A resident in their 20s, surnamed Park, commented, "The 84㎡ unit still feels burdensome, but I'm drawn to the 59㎡. From the entrance to the shoe cabinet and pantry, the details are luxurious, and the design feels more modern than the complexes that started subscriptions earlier nearby."

Price Ceiling Applied, Own a Home for the Price of a Seoul Jeonse

With the price ceiling system in place, the 59㎡ units are priced in the low to mid-500 million won range, while the 84㎡ units are set in the mid-600 million to low 700 million won range. For the 84㎡ unit, this is similar to the average jeonse price in Magok-dong, Gangseo-gu, Seoul in October (19.23 million won per 3.3㎡, which translates to about mid-600 million won). A couple in their 40s working in Magok, Gangseo-gu, Seoul said, "Home prices in Seoul have already risen too much and are burdensome. Here, it's a station area and close to private academies, so the location is great."


Behind Sau Station, Gimpo's largest cluster of private academies, with about 70 institutions, has formed. Along with Pyeongchon in Anyang and Jung-dong in Bucheon, it is considered one of Gyeonggi Province's representative academy districts. In front of the complex, an Emart Traders is located, and nearby, the Inha University Gimpo Medical Campus (including undergraduate and graduate schools) with 700 beds is planned. A Seoul office worker in their 30s, surnamed Lee, said, "It's close to Seoul, so home prices are stable and there is future value. Just across the street, there are many unsold units, but here, the price ceiling system applies, so the atmosphere is different."

There is also strong demand for downsizing. A visitor in their 70s from Seoul, surnamed Kim, said, "We couldn't even think of buying a new home in Seoul, so we came all the way here to look. Both my husband and I are over seventy, and our current home is too big to manage. Now, we want to move to a smaller place." Another resident in their 60s from Gimpo, surnamed Jang, added, "All our children have moved out and rarely come home to sleep. We're thinking of selling our current house and moving to a smaller one."


"The Last and Best Spot Left in Gimpo"

The real estate brokerage industry is calling this complex the 'last prime location' in Gimpo and predicts it will sell out completely. Kim Hyoseop, CEO of My Home Real Estate, which operates nearby, said, "It's a perfect station area location, just a 9-minute walk to Exit 1 of Pungmu Station, so genuine homebuyers are very enthusiastic. With the price ceiling system in place and all the convenience facilities already established, the location is so good that no extra marketing is needed." He added, "With the revision of the subscription system, the proportion of special supply has increased to 65%, making this complex particularly advantageous for people in their 20s to 40s without homes, so it is expected to sell out to genuine buyers."


Pungmu Station Area offers quick access to Olympic-daero by car, and by subway, it is just 7 minutes to Gimpo Airport and within an hour to Yeouido or Gwanghwamun. When the Punggok IC, scheduled to open this year, is completed, transportation convenience will improve further. Expansion of metropolitan transportation is also planned, including the GTX-D line (which has passed the preliminary feasibility study), the extension of Incheon Line 2 to Gimpo Airport, and the extension of Seoul Line 5. The complex is located midway between Pungmu Station and Sau Station on the Gimpo Goldline. When Exit 3 of Pungmu Station, currently under construction and scheduled to open in August 2027, is completed, the distance from the complex will be reduced to 380 meters in a straight line, making it a station area complex within a 5- to 6-minute walk.

"Sujain Gracent Phase 1 in Pungmu Station Area" will begin special supply applications on the 17th, followed by first-priority applications on the 18th and second-priority applications on the 19th. Winners will be announced on the 25th, and the formal contract period will take place at the model house over five days from December 8 to 12.


The Pungmu Station Area Urban Development District, where Sujain Gracent Phase 1 is located, is a large-scale mixed-use development aimed at strengthening Gimpo's residential and commercial functions. As a mini new town project, it will include a total of 6,599 residential units as well as commercial, business, and medical facilities, and is expected to attract a population influx of about 17,000 people.
