"Apartment Complex Remodeling Master Plan" Announced
Targeting 492 Complexes
Yongin City in Gyeonggi Province has set the total allowable volume for apartment complex remodeling projects at 15,322 units by 2030.
On November 7, Yongin City announced the "2030 Yongin Apartment Complex Remodeling Master Plan," which includes these details.
The master plan, announced on this day, provides guidelines for the stable implementation of remodeling projects for aging apartment complexes, in line with changes in Yongin's urban environment.
According to the Housing Act, the remodeling master plan is reviewed for feasibility every five years and updated accordingly. Based on the previous master plan announced in 2018, the city has re-examined urban and residential conditions from 2023 to the present and established directions for improvement.
This plan targets 492 aging apartment complexes that will be at least 15 years old by 2030. According to the classification criteria by type, they are categorized as follows: 79 maintenance and management complexes, 353 customized complexes, and 40 unit-increasing complexes.
However, the city explained that since these figures are based on demand forecasts, residents can choose the project method according to their preferences.
The master plan includes: demand forecasts for unit-increasing remodeling; phased implementation strategies to prevent concentrated temporary relocations; analysis of the impact of increased units on infrastructure; and measures for planned management to prevent urban overcrowding.
In the plan, the city analyzed that the impact of increased units on infrastructure would be minimal, but it plans to review the impact on infrastructure separately for each individual remodeling project.
The plan sets the total allowable number of permits at 15,322 units by 2030, taking into account the volume available for relocation. If the phased permit total is exceeded, a priority evaluation standard will be applied to select priority complexes for implementation.
Additionally, to address issues such as lack of public benefit and overcrowded development outside designated residential sites, the plan includes incentive operation standards and urban landscape management measures, providing remodeling guidelines. In particular, various incentive items for road improvement have been established to ensure an appropriate level of management.
