Recently, as Daegu Metropolitan City unveiled its urban railway network construction plan, attention is growing on residential complexes expected to benefit from future transportation developments. In particular, with the possibility of extending Daegu Metro Line 2 to the Amnyang District in Gyeongsan under review, expectations for an increase in the value of nearby residential complexes are rising.


On June 26, Daegu Metropolitan City released the main route map of its "Urban Railway Network Construction Plan" and held a public hearing to gather residents' opinions. According to the "Guidelines for Establishing Urban Railway Network Construction Plans and Basic Plans by Route," Daegu selected routes that meet an economic feasibility (B/C) ratio of 0.7 or higher or a comprehensive evaluation (AHP) score of 0.5 or higher. The city explained that it comprehensively considered transportation demand, policy connectivity, technical feasibility, and balanced development to select the tentative routes that could be pursued in the future as "candidate routes."


The routes unveiled this time include a total of six lines: the southern extension of Line 3, Line 5 (the circular line), the Okpo extension of Line 1, the Yeongcheon (Geumho) extension of Line 1, Line 6 (Suseong South Line), and the Amnyang extension of Line 2.


Among these, the most notable is the Amnyang extension of Line 2. This route is planned to improve transportation convenience for residents in the densely populated area of Amnyang-eup, Gyeongsan City, Gyeongsangbuk-do. It will connect Yeungnam University Station, the current terminus of Daegu Metro Line 2, to Amnyang-eup. The route is being considered to run beneath Daehak-ro from Yeungnam University Station, with the total project cost estimated at approximately 169.8 billion won.


If this extension proceeds, accessibility between Gyeongsan and downtown Daegu is expected to improve significantly. In particular, as the transportation environment in the residential area centered on Amnyang-eup improves, practical enhancements in living infrastructure, such as reduced commuting times and revitalized commercial districts, are anticipated.


A real estate industry official stated, "If the Amnyang extension of Daegu Metro Line 2 becomes a reality, the living zones of Gyeongsan and Daegu will essentially be connected as one," adding, "For those commuting to Daegu or prospective buyers in Gyeongsan, it is worth paying attention to complexes that are expected to become station areas in the future."


Amid these expectations, interest is increasing in complexes expected to benefit from the Amnyang extension of Line 2. In particular, "Gyeongsan I-Park," located in Amnyang-eup, Gyeongsan City, is drawing attention as the only new apartment complex in the area. Moreover, some canceled units are being offered at the pre-sale price from four years ago, further attracting the interest of buyers.


"Gyeongsan I-Park," supplied by HDC Hyundai Development Company in Bujeok-ri, Amnyang-eup, Gyeongsan City, Gyeongsangbuk-do, consists of nine buildings with two basement levels and 29 above-ground floors, offering a total of 977 units with exclusive areas ranging from 84 to 142 square meters. The complex was fully sold out early when it was first offered in 2021.


Within a radius of about 1.5 kilometers from the complex is Yeungnam University Station on Daegu Metro Line 2, providing excellent access to Suseong District in Daegu. In addition, nearby transportation infrastructure includes Gyeongsan IC, Hwarang-ro, and National Route 25, which connect to all areas of Daegu. If the planned extension of Daegu Metro Line 2 is confirmed, transportation conditions are expected to improve even further.


Residents of the complex can utilize the central commercial area near Yeungnam University Station and various living and cultural infrastructure. There is also convenient access to abundant amenities within the Jungsan District, such as Emart and Homeplus. In addition, Maweiji Neighborhood Park and Gammo Dullegil Trail are nearby, providing a pleasant residential environment.


Educational conditions are also favorable. Students can walk to Gyeongsan Amnyang Elementary School and Amnyang Middle School, which are adjacent to the complex, while several other schools, including Gyeongsan High School, Gyeongsan Science High School, Yeungnam University, Daegu Catholic University, Daegu Haany University, and Daegu University, are also located nearby.


A representative from "Gyeongsan I-Park" stated, "With the news of the planned Amnyang extension of Daegu Metro Line 2, demand from both Daegu and Gyeongsan buyers for beneficiary complexes is high," adding, "Since the available units are only those canceled due to personal reasons and are being offered at the pre-sale price from four years ago, contracts are being signed quickly as soon as units become available."
