Floor Area Ratio Set at 299.96% and Up to 49 Floors Under Strategic Planning

Seobinggo Sindonga Apartments in Yongsan-gu Along Han River to Be Reborn as a 1,900-Unit Mega Complex [Real Estate AtoZ]

The Seobinggo Sindonga Apartments in Yongsan-gu, Seoul, located along the Han River, will be reborn as a large-scale complex with up to 49 floors and 1,903 units.


The Seoul Metropolitan Government announced on November 4 that it held the 11th Subcommittee of the Urban Planning Committee and approved, with modifications, the “Seobinggo Sindonga Apartment Reconstruction Project Maintenance Plan Decision and Maintenance Area Designation·Landscape Review (Draft)” for Yongsan-gu.


With this decision, the project to transform the complex into a site with a floor area ratio of up to 299.96%, a maximum height of 170 meters (49 floors), and 1,903 residential units (including 259 public housing units) has entered full swing. Seobinggo Sindonga Apartments are regarded as having the best location along the Han River, offering views of the river, Yongsan Park, and Namsan Mountain.


Additionally, to strengthen the pedestrian green axis connecting Namsan Mountain, Yongsan Park, and the Han River, the plan includes two small parks in the north-south direction. The accessibility to public transportation has been improved by adding a new Exit 3 at Seobinggo Station, and pedestrian connectivity has been enhanced through a public pedestrian passage linked to this new exit.


Under the southern small park, a multipurpose sports facility will be introduced and developed as a leisure and cultural hub to enhance the quality of life for local residents.


There are also plans to improve the transportation system in the Ichon-dong and Seobinggo-dong areas. The number of entry points from the Gangbyeonbuk-ro toward Ichon-dong will be expanded from one to two (with an additional entry under Dongjak Bridge), and traffic congestion will be alleviated through an underground roadway. Conflicts between roads connecting the Han River, such as Gangbyeonbuk-ro, Ichon-ro, and Seobinggo-ro, will also be addressed. In addition, the plan includes a waterfront design-specialized section on the southern riverside of the complex, two main axis corridors through the complex, and a 120-meter-wide Namsan Mountain view corridor.


Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, stated, “We look forward to creating a landscape-specialized complex with a vibrant skyline and unique character, allowing residents to enjoy the richness of both Namsan Mountain and the Han River,” adding, “The city will continue to do its utmost to ensure the reconstruction project progresses even more swiftly.”
