HDC Hyundai Development Company opened the model house for "Unjeong I-Park City," a mini new town-scale mixed residential complex being developed in Paju, Gyeonggi Province, on October 31, officially launching the sales process.

Unjeong I-Park City is a large-scale residential complex located at 432 Seopae-dong, Paju, Gyeonggi Province (Paju Medical Cluster Urban Development Zone A2BL). The project consists of 25 buildings, ranging from two basement levels to up to 29 floors above ground, with a total of 3,250 units, all of which will be offered for general sale.


Applications for subscriptions will begin with special supply on November 3, followed by first-priority applications on November 4 and second-priority applications on November 5. The winners will be announced on November 12, and formal contracts will be signed from November 25 to 28.


Unjeong I-Park City is equipped with urban infrastructure befitting its scale as a mini new town. The development includes an underground parking lot with a capacity for 4,878 vehicles, approximately 2,400 pyeong of commercial facilities, an electric vehicle charging station for 500 cars, and a 2.2-kilometer-long walking trail (Wellness Track).


The core concept of Unjeong I-Park City is "Wellness." The design harmonizes with the planned medical cluster, including a general hospital and an innovative medical research complex. Every detail has been meticulously designed to create a comfortable and luxurious residential environment that caters to all generations, based on the wellness theme.


About 19,000 pyeong of natural space has been organized into various themed areas such as Signature Field, Urban Cluster, and Life Garden, creating a vast wellness park. At the center of the complex, a 2.2-kilometer walking trail connects a plaza and a waterfront green axis, with themed gardens, community lounges, and walking paths seamlessly linked. The grand entrance gate and green landscaping further enhance the prestige of this large-scale development.

The outer complexes adjacent to the neighborhood park are finished in park-green tones to blend with nature, and the lighting and exterior materials have been unified with warm, natural textures, creating an overall comfortable and sophisticated atmosphere. More than 90% of the units feature a plate-type structure, and careful consideration has been given to storage, lighting, and outlet placement to minimize everyday inconveniences.


The community facilities have also been designed with "wellness" as the key theme. A large park lounge has been placed at the center of the community, seamlessly connected to a 5,500-pyeong central plaza, allowing residents to naturally enjoy wellness and a healing lifestyle in their daily lives.


The 3,300-pyeong community center serves as the core and symbolic space of the complex, providing an area two to three times larger than typical complexes. It is equipped with a swimming pool, golf practice range, fitness center, GX room, a hotel-grade sauna of about 300 pyeong, and a 250-pyeong indoor gymnasium. There is also a 220-pyeong library, offering facilities on par with a public library.


Unjeong I-Park City is an eco-friendly, high-efficiency residential complex designed in accordance with the "Construction Standards for Energy-Saving Eco-Friendly Housing." The complex features a 1,200 kW solar power generation facility, as well as geothermal and fuel cell systems to increase energy self-sufficiency. High-efficiency boilers, water-saving installations, and high-efficiency motors and pumps have been introduced to minimize energy consumption. In addition, the use of low-carbon materials and design measures to prevent condensation and enhance airtightness contribute to a sustainable residential environment.


Inside, a 13.3-inch smart wall pad allows integrated control of lighting, heating, gas, ventilation, and door locks. External control via smartphone is possible, and security has been enhanced with a facial recognition one-pass system and an entrance camera equipped with a black box function. The underground parking lot features a 360-degree camera-based smart parking guidance system that tracks vehicle movements in real time and guides drivers to available spaces. Resident vehicles are automatically recognized, and notifications of vehicle arrival are sent to the wall pad and app.


Within a 3-kilometer radius are Paju Book City, Munbal and Sinchon Industrial Complexes, as well as major lifestyle amenities such as Emart, Homeplus, and Lotte Premium Outlet, providing abundant living infrastructure. The Seopae-dong area, where Unjeong I-Park City is located, is seeing full-scale development of a large medical cluster. On October 20, the groundbreaking ceremony for the Paju Medical Cluster project was held, and a public tender for a general hospital will begin in November.


The transportation network is well established, with Jayu-ro, the Second Ring Expressway of the Seoul Metropolitan Area, and the planned Pyeongtaek-Paju Expressway, ensuring excellent access throughout the metropolitan area. The opening of the GTX-A line has significantly improved access to downtown Seoul, including Seoul Station and Samseong Station, and the GTX-B line project is also gaining momentum. Once GTX-B is completed, the east-west axis of the metropolitan area will be newly connected from Songdo in Incheon to Maseok in Namyangju, further enhancing the value of the location.


An official from HDC Hyundai Development Company stated, "I-Park City is more than just an apartment complex; it is a branded residential model where housing, culture, commerce, and community are harmoniously integrated. Recently launched developments such as Cheonan I-Park City and Daejeon I-Park City have received positive reviews as mixed-use community-centered residential complexes linked to local commercial districts. Unjeong I-Park City is also set to become a new urban residential space in Paju, offering a blend of living, lifestyle, and leisure."
