BS Hanyang Launches Sales with Opening of 'Inha University Station Sujain Roicent' Model House

1,199 Units Supplied in Large-Scale Residential Town in Incheon's Old Downtown

BS Hanyang announced on October 27 that it will open the model house for 'Inha University Station Sujain Roicent' in Michuhol-gu, Incheon on October 31, marking the official start of sales.

This complex will be built in the center of the Yonghyeon-Hakik District, with 1,199 units ranging from 84 to 101 square meters of exclusive area. Of these, 959 units will be available for general sale. The main offering is the 84-square-meter type, and the project also includes the rare, larger 101-square-meter units for the Incheon area.

The subscription process will begin with special supply applications on November 4, followed by first-priority applications on November 5 and second-priority applications on November 6. The winners will be announced on November 12, and the contract signing period for successful applicants will run for three days starting November 24. Anyone aged 19 or older residing in the Seoul metropolitan area can apply for first priority, regardless of household head status or home ownership. The resale restriction period is one year.

The average sale price is set at approximately 19.35 million won per 3.3 square meters, with the 84-square-meter units priced in the 600 million won range. Incheon is not subject to the regulations of the October 15 real estate policy, so the burden of subscription and loans is relatively lower.

This project commemorates the 20th anniversary of the 'Sujain' brand and features a four-bay flat layout applied to all units. It also introduces storage-optimized designs such as a recessed ceiling in the living room and a walk-in closet pantry in the master bedroom. The landmark building, rising up to 43 floors, will feature a curtain wall look and a specialized rooftop design, with a panoramic gate at the entrance.

About 37% of the complex area will be landscaped, with amenities such as a children's playground, a multi-court central plaza, and more. Community facilities will include a fitness center, multipurpose gymnasium, golf practice range, screen golf, a small library, study cafe, kids' lounge, and a pet care room. Smart home features such as a smart one-pass system and vehicle number recognition system will also be implemented.

Residents will be able to walk to Inha University Station on the Suin-Bundang Line. The KTX from Incheon departing from Songdo Station is scheduled to open next year, and the Wolgot-Pangyo Line is expected to open in 2029. If the new Cheonghak Station on the GTX-B Line is established, accessibility to Seoul will further improve.

The area is also well equipped with living infrastructure, including commercial districts near Inha University Station, Dodam Park, and Yonghyeon Urban Agriculture Park. All levels of schools-elementary, middle, and high-are located nearby, providing a convenient environment for students.

A BS Hanyang representative stated, "The Yonghyeon-Hakik District, with more than 14,000 households, is rapidly emerging as a new residential hub in Incheon's old downtown area, thanks to ongoing residential improvements and transportation network development. With its station-area location, abundant living infrastructure, excellent educational environment, and high product quality, we expect strong interest from prospective buyers seeking high residential satisfaction."
