Hanyang Townhouse Scheduled for Completion Next Year
Gwangjin District in Seoul (Mayor Kim Kyungho) announced on the 16th that small-scale housing maintenance projects, which are being promoted to improve the residential environment of aging low-rise neighborhoods, are progressing smoothly.

The small-scale housing maintenance project is designed to improve the residential environment by renovating aging and substandard buildings in areas where large-scale redevelopment is difficult. The project is characterized by simplified procedures and rapid progress. The Seoul Metropolitan Government has invigorated these maintenance initiatives by revising the urban planning ordinance to relax the floor area ratio to a maximum of 300% until May 2028.
Currently, a total of eight small-scale maintenance projects are underway within Gwangjin District. By type, there is one autonomous housing maintenance project, four street housing maintenance projects, two small-scale reconstruction projects, and one small-scale redevelopment project. Upon completion of all projects, a new residential complex comprising 15 buildings and 918 units will be established on a site covering approximately 35,000 square meters.
On September 19, the Daewon Villa small-scale reconstruction maintenance project in Junggok-dong received approval for the establishment of its association. The project site, located at 18-16 Junggok-dong, covers 2,963 square meters and will house two 13-story buildings. In June, the Hyundai Hanchang street housing maintenance project in Jayang-dong completed the public notice of its project implementation plan and is currently in the relocation phase. The site, located at 694 Jayang-dong, spans 4,848 square meters and will feature a residential complex with two basement levels and 15 above-ground floors, accommodating 129 households. Construction is scheduled to begin at the end of this year.
The Hanyang Townhouse street housing maintenance project in Guui-dong is progressing at about 50% completion, aiming for completion in August next year. On a 9,877-square-meter site at 592-39 Guui-dong, four buildings ranging from 10 to 15 stories will provide 215 residential units. The autonomous housing maintenance project in Neung-dong, at 253-4 Neung-dong, is in its final stages. Following the public announcement for resident review in September last year and subsequent permits and approvals, the project is targeting completion by March next year.

Gwangjin District plans to accelerate the pace of maintenance projects in cooperation with the Seoul Metropolitan Government, based on the '2040 Gwangjin Re-Creation Plan,' alongside rapid integrated redevelopment planning and the Moa Town project.
