As it was announced that "Acro de Seocho," considered the most highly anticipated complex in Seoul's pre-sale market for the fourth quarter, will be subject to the pre-sale price ceiling system, consumer interest is intensifying. The application of the price ceiling system increases the likelihood that units will be supplied at reasonable prices compared to nearby market values, raising expectations for significant capital gains after moving in.
In fact, on real estate community platforms, some predict that the capital gains after pre-sale could reach as much as 2 billion KRW (approximately 1.5 million USD), further fueling anticipation. These expectations are based on the already high market prices in the area. For example, a 59-square-meter unit in the nearby "Raemian Leaders One" was recently sold for 3.4 billion KRW (approximately 2.5 million USD) on September 25, further highlighting the investment appeal of Acro de Seocho.
Acro de Seocho has consistently been evaluated as an attractive complex for buyers, thanks to its prime location in Gangnam, application of a high-end brand, excellent transportation, school districts, and convenient living infrastructure. With the pre-sale price ceiling system ensuring reasonable pricing, competition for subscriptions is expected to be fiercer than ever.
A real estate industry official stated, "This is a rare opportunity to purchase in Gangnam under the pre-sale price ceiling system, combined with the high-end Acro brand. End-users with high subscription scores should actively consider this opportunity," adding, "Since competition is expected to be intense, it is important to develop a subscription strategy in advance."
Meanwhile, DL E&C is scheduled to supply "Acro de Seocho" in Seocho-dong, Seocho-gu, Seoul, in October. The complex will consist of 16 apartment buildings ranging from four basement levels to 39 above-ground floors, with a total of 1,161 units sized between 59 and 170 square meters. Of these, 56 units of 59 square meters will be offered to the general public.
Acro de Seocho is located about 600 meters in a straight line from Gangnam Station, which serves both Subway Line 2 and the Shinbundang Line. It is also close to Gyodae Station (Lines 2 and 3) and Yangjae Station (Line 3). The complex offers easy access to major thoroughfares such as Gangnam-daero, Teheran-ro, and the Gyeongbu Expressway (Seocho IC). From Gangnam Station, residents can conveniently travel throughout the metropolitan area using express and airport buses.
The area is also noted for its outstanding school districts. The complex is adjacent to Seoicho Elementary School, and across the street is Seoun Middle School, making it a prime location for education.
