BS Hanyang to Begin Sales of "Sujain Gracent Phase 1 in Pungmu Station Area" in Gimpo This November

A Large-Scale Complex with 1,710 Residential Units Planned

BS Hanyang announced on October 13 that it plans to begin sales next month for "Sujain Gracent Phase 1 in Pungmu Station Area," located in Block B2 of the Pungmu Station Area Urban Development Project in Gimpo, Gyeonggi Province.


The Gimpo Pungmu Station Area Urban Development Project will comprise a total of approximately 6,600 residential units. BS Hanyang plans to sequentially supply a total of 1,710 units across two blocks: 1,071 units in Block B2 and 639 units in Block B1. The first to be released, "Sujain Gracent Phase 1 in Pungmu Station Area," will be built in the Sau-dong area of Gimpo, with 10 buildings ranging from 2 basement levels to 29 above-ground floors, totaling 1,071 units. The unit types are as follows: 261 units of 59㎡A, 60 units of 59㎡B, and 750 units of 84㎡A. All units feature the highly popular flat-type four-bay layout. As the complex will be supplied under the price cap system in the Pungmu Station Area, it is expected to be offered at reasonable prices, raising expectations among potential buyers. The second phase, scheduled for sale after the first, will consist of 639 units in seven buildings ranging from 2 basement levels to 28 above-ground floors. It will offer 509 units of 84㎡A and 130 units of 105㎡A.

"Sujain Gracent Phase 1 in Pungmu Station Area" is drawing attention as another development that will complete the Sujain Belt. In fact, Sujain-branded apartments such as "Hangang Sujain Obcent," which sold out within two weeks of its launch last year, "Gochon Administrative Town Hanyang Sujain," and "Hanyang Sujain River Palace," have become highly sought-after complexes in the region.


"Sujain Gracent Phase 1 in Pungmu Station Area" offers the advantage of a dual living zone, allowing residents to benefit from both the infrastructure of the Pungmu Station Area and the amenities of the Sau-dong district. The Sau-dong area is home to Gimpo City Hall, the courthouse, major hospitals, and a concentration of administrative, business, and medical facilities. In addition, large commercial establishments such as Homeplus and Emart Traders provide a convenient living environment.


Sau-dong also boasts Gimpo’s largest cluster of private academies, rivaling those in Pyeongchon, Anyang, and Junggye-dong, Nowon, Seoul. With a high concentration of major entrance exam academies and specialized schools for prestigious high school preparation, residents can access a top-tier private education environment without long commutes. The ongoing development of the Gimpo Redevelopment Promotion District and the Han River Cinepolis, a video culture complex industrial zone, will further solidify Sujain Gracent in Pungmu Station Area as a central complex in the Pungmu and Sau districts. Transportation is also excellent, with both Pungmu Station and Sau Station within walking distance. The planned extension of Subway Line 5 to Pungmu Station is expected to alleviate congestion on the Gimpo Gold Line and significantly improve access to major areas of Seoul.


Additionally, the Gimpo area is set to benefit from the GTX-D line, which passed the preliminary feasibility study in July, and the planned extension of Incheon Line 2 to Geolpo Bukbyeon Station, further enhancing the already robust transportation network. The complex also offers excellent accessibility to Magok District, where LG Science Park and numerous major corporations are located, making commuting convenient for residents and attracting demand from those seeking proximity between home and workplace.


A BS Hanyang representative stated, "The development of the Pungmu Station Area is a large-scale urban development project that will transform Gimpo’s original downtown. It is gaining attention as an emerging residential hub equipped with residential, commercial, and medical infrastructure, and the application of the price cap system is generating high expectations. The combined advantages of access to both Pungmu and Sau stations and the Sujain brand premium are expected to draw significant interest."


The model home for "Sujain Gracent Phase 1 in Pungmu Station Area" will be located in the Sau-dong area of Gimpo, Gyeonggi Province.


Meanwhile, the Pungmu Station Area Urban Development Project, where the complex will be built, is a mini-new-town-scale project aimed at strengthening Gimpo's residential and commercial functions and improving access to Seoul. It will supply a total of 6,599 residential units and essential living infrastructure north of Pungmu Station. The area will be developed as a self-sufficient mini-new-town with integrated residential, commercial, and medical functions, with a planned population of approximately 17,000. It is expected to become a key area leading the future residential landscape of Gimpo.
