Seongnam City in Gyeonggi Province (Mayor: Shin Sang-jin) announced on October 2 that it has finalized plans to develop the former Vehicle Registration Office site at 578 Pangyo-dong as a location for attracting businesses and constructing a complex cultural and sports facility, with full-scale project implementation set to begin next year.

The site, which has been left unused for 16 years, is expected to be transformed through this development into a hub for regional growth and enhanced convenience for residents.


Of the total 15,133 square meters, 12,133 square meters will be used to attract advanced companies and R&D centers in Fourth Industrial Revolution sectors such as AI, big data, mobility, and software. The remaining 3,000 square meters will be allocated for a complex cultural and sports facility equipped with an indoor swimming pool and a multipurpose gymnasium.


The city plans to strengthen connections with Pangyo Techno Valley and the KAIST AI Institute to create synergies in the advanced industry ecosystem, while also expanding the region's insufficient sports and cultural facilities to improve residents' quality of life.


Seongnam City anticipates that the development will increase the floating population in the Pangyo area, and thus foresees a growing need for improved transportation infrastructure, including the construction of a new Seopangyo Station and additional transit networks.


At a resident briefing session held on September 29, the city explained the direction of the development, and residents expressed expectations for resolving inconveniences caused by long-term neglect and for regional advancement.


Once the project is fully underway, Pangyo is expected to evolve beyond a simple business cluster into a self-sustaining complex new city hub where work, life, and culture coexist.


Shin Sang-jin, Mayor of Seongnam City, stated, "If large corporations and a complex cultural and sports facility are established at 578 Pangyo-dong, which has long remained undeveloped, we expect this will positively impact the feasibility of improving transportation infrastructure and establishing an additional station in the Seopangyo area due to the increase in floating population. We will expedite administrative procedures such as changes to the district unit plan starting in the second half of this year and push the project forward rapidly with the goal of completion by 2030."
