Pre-sale of 57 Complexes Nationwide
Largest Supply in 3 Years and 10 Months
Five Complexes in Seoul Prepare for Launch
With the arrival of the peak autumn pre-sale season, a total of approximately 50,000 housing units are set to be released nationwide. As housing complexes that had planned to launch in the first half of this year begin their pre-sales this month, the volume of offerings is expected to reach its highest level in about three years.
According to Real Estate R114 on October 5, a total of 57 apartment complexes across the country, comprising 51,121 units (including rental units), will be available for pre-sale this month. This figure is more than four times the average monthly pre-sale volume in the first half of this year (11,725 units). If all planned units are successfully released, it will mark the largest monthly supply since December 2021 (59,477 units), after a gap of three years and ten months.
The planned pre-sale volume in the Seoul metropolitan area totals 30,211 units. Of these, Gyeonggi Province accounts for the largest share with 23,328 units. Seoul (4,335 units) and Incheon (2,548 units) have also begun to open their pre-sale markets.
By region, five complexes in Seoul are preparing for pre-sale, including Arc Road Seocho in Seocho-dong, Seocho-gu (1,161 units), The Sharp Sinpung Station in Singil-dong, Yeongdeungpo-gu (2,030 units), and Hillstate Isu Station Central in Sadang-dong, Dongjak-gu (931 units).
In Gyeonggi Province, which accounts for 77% of the metropolitan area's pre-sale volume, major projects preparing for launch include Hillstate Gwangmyeong 11 in Gwangmyeong (4,291 units) and Unjeong I-Park City in Seopaedong, Paju (3,250 units). In Incheon, City OCL Complex 8 in Hakik-dong, Michuhol-gu (1,349 units) and Inha University Station Sujain Roycent in Yonghyeon-dong, Michuhol-gu (1,199 units) are set to be supplied.
In the provinces, a total of 20,000 units are preparing for pre-sale. North Chungcheong Province leads with 3,337 units, followed by Gwangju (3,216 units) and Busan (2,700 units). Major projects on the verge of pre-sale include Doosan We've the Zenith Cheongju Central Park in Cheongju (1,618 units), Triven Seosan in Yocheon-dong, Seosan, South Chungcheong Province (829 units), and Doryong Zaipique in Yuseong-gu, Daejeon (299 units).
However, in the provincial pre-sale market, only complexes with competitive advantages-such as strong living infrastructure, positive development prospects, or favorable locations-are expected to attract selective demand. A Real Estate R114 representative stated, "In the provinces, the process of distinguishing between high- and low-quality offerings in pre-sale applications will continue based on the product's appeal."
