Samsung Electronics is expediting preparations for the groundbreaking of the P5 plant at the Pyeongtaek Campus and has resumed additional construction on the production line at the P4 plant, causing renewed excitement in the Pyeongtaek real estate market.
The Pyeongtaek Campus, covering a total area of 2.89 million square meters, is the world’s largest semiconductor production base. Starting with P1 in 2017, operations have expanded up to part of P4, and with the new push for the P5 groundbreaking and the expansion of the P4 line, expectations are rising for the so-called “Samsung Effect” to take full effect.
Notably, P5 will house production lines for AI semiconductors and HBM (High Bandwidth Memory), which have seen explosive growth in demand recently. Depending on market conditions, a DRAM line is also planned. As Samsung Electronics pursues aggressive strategies in the global AI chip market-including Tesla’s next-generation AI chip foundry, the Galaxy S26 Exynos, and plans for supplying NVIDIA with HBM3E and mass-producing HBM4-the pace of investment in Pyeongtaek is expected to accelerate.
A real estate industry insider commented, “The news of Samsung Electronics resuming work on the Pyeongtaek P5 and P4 lines is a major positive factor directly impacting the local property market. In the past, when the first plant began operations, housing prices and the pre-sale market rebounded rapidly. This time as well, large-scale employment and population influx are likely to drive increased demand for both rentals and home purchases.”
This move by Samsung Electronics has a direct impact on the local real estate market, as the expansion of large-scale production facilities leads to job creation, population influx, and revitalization of commercial areas. In fact, after mass production began at the first Pyeongtaek plant in 2017, the population grew and the local economy experienced the “Samsung Effect.” The previously stagnant pre-sale market saw double-digit competition rates, and the city underwent a transformation, with the revitalization of old downtown commercial districts and rapid expansion of transportation networks. Industry experts believe the new P5 groundbreaking and P4 expansion will replicate this trend, further enhancing the residential value and future growth potential of Pyeongtaek’s old downtown area.
Amid this, Hyundai Engineering & Construction’s large-scale “Hillstate Pyeongtaek Station Central City” project, located in the old downtown area of Pyeongtaek, is attracting attention as it benefits from the “Samsung Effect.”
“Hillstate Pyeongtaek Station Central City” will be developed in Hapjeong-dong, Pyeongtaek, Gyeonggi Province, with 14 buildings ranging from three basement levels to 35 above-ground floors. Of the total 1,918 units, 599 will be available for general sale.
This complex is receiving attention as a residential area close to workplaces, allowing for rapid commutes to multiple industrial complexes. It is located near various industrial facilities, including Samsung Electronics’ Pyeongtaek Campus, Songtan Industrial Complex, Chilgoe Industrial Complex, and Pyeongtaek Integrated Logistics Complex. In particular, the resumption of construction at the Pyeongtaek Campus is expected to attract a steady influx of high-income residents.
The location is also excellent. Residents can access Seoul Subway Line 1 via Pyeongtaek Station within walking distance, and SRT Pyeongtaek Jije Station-just one stop away-offers a 40-minute commute to Suseo Station in Gangnam. In the future, five rail lines are expected to pass through Pyeongtaek Jije Station, including planned extensions of the GTX-A and C lines and a direct KTX connection from Suwon, further improving accessibility.
Convenience is enhanced by the concentration of commercial and transportation infrastructure, such as the express bus terminal, AK Plaza, and Pyeongtaek Central Market. The complex is also near prestigious schools, including Hapjeong Elementary School, Pyeongtaek High School, Hankwang High School, and Meister High School, making it highly attractive to parents.
The design and community features are also noteworthy. The complex is oriented mainly to the south, offers 12 different unit types, and provides layouts designed for pleasant views and ventilation. A range of community amenities are planned, including a fitness center, screen golf, sauna, study room, small library, and daycare center. Each unit will have about 1.5 parking spaces and individual storage rooms for all households.
The contract terms are also drawing attention. The standard contract deposit, usually set at 10 percent, has been reduced to 5 percent, and the first installment is fixed at 5 million won. Buyers can secure a contract with just 5 million won until move-in, significantly reducing the financial burden.
The model home is located in Hapjeong-dong, Pyeongtaek, Gyeonggi Province, and move-in is scheduled for January 2028.
