Enabling Integrated Development of Small Parcels
The area around Jugyo-dong, near Euljiro 4-ga Station and Bangsan Market, has been designated as an urban maintenance-type redevelopment project maintenance area.

On September 4, Seoul City announced that it had held the 14th Urban Planning Committee meeting, where it conditionally approved the "Designation of Jugyo-dong Urban Maintenance-Type Redevelopment Project Maintenance Area and Determination of Maintenance Plan (Draft) and Landscape Review (Draft)" for the area around 125-2 Jugyo-dong, Jung-gu.
The Jugyo-dong area is densely populated with urban manufacturing businesses such as printing and packaging industries. Due to prolonged stagnation in development, the area lacks essential infrastructure and sees a sharp decline in foot traffic at night, making it a region in need of redevelopment.
This district is adjacent to Gwangjang Market and Cheonggyecheon, and with changing local conditions such as the revitalization of the Sewoon Redevelopment Promotion District to the west, it is considered to have high growth potential.

The new maintenance plan sets forth a vision to transform the area into a space that combines local specialized industries, mixed-use residential and business facilities, and green ecological spaces.
This maintenance plan, proactively established by Seoul City, will serve as a guideline for future project plans in each district and aims to enhance the public interest of privately-led redevelopment projects. Detailed project plans that enable actual implementation will be finalized through proposals from local residents in the private sector.
The maintenance district is divided into 21 general maintenance zones and 2 preservation zones. The maintenance zones are set at small to medium scales (2,000 to 4,000 square meters), taking into account the existing street structure and project feasibility. Separate sites for public facilities have been planned to provide measures for protecting urban tenants. These public facility sites will be used in the future for facilities needed in the area, such as public rental industrial facilities.
Previously, the area was operated through single-lot development via building permits. With this new designation, it is now possible to improve poor infrastructure such as roads and parks and to enable larger-scale development by integrating small parcels.
Although the standard height limit is 70 meters, the height restriction has been relaxed by an additional 20 meters in consideration of the urban landscape and neighboring developments such as the Sewoon District. The plan aims to promote the advancement of local specialized industries such as special printing and to foster industrial innovation through the settlement of new industries. Mixed-use development combining residential and business functions will be encouraged, taking into account the area's locational characteristics.
Seoul City stated, "With the designation of the Jugyo-dong Urban Maintenance-Type Redevelopment Project Maintenance Area, we expect to accelerate the renewal of deteriorated urban centers and reorganize the space to match the new status of the city center."
