Station Area Home Prices Continue to Rise... Doosan We've & Sujain Bupyeong The First Featuring GTX Launches for Sale

Even as the real estate market undergoes adjustments, the "station area premium" remains a stable value. According to a survey by the Korea Research Institute for Human Settlements, apartments near subway stations in the Seoul metropolitan area are priced on average 10-20% higher than those in non-station areas, with additional potential for price increases when new lines are established or metropolitan transportation networks are expanded. As a result, new apartments near station areas are expected to attract significant attention from buyers.


A representative example is "Godeok Arteon" in Gangdong-gu, Seoul, a station area complex accessible via Sangil-dong Station on Subway Line 5. The 84-square-meter units in this complex were priced in the mid-700 million to high-800 million won range at the time of their launch in 2017, but by February 2020, when residents moved in, actual transaction prices had surpassed 1.5 billion won-double the initial price. The most recent actual sale (July 2025) was recorded at 1.875 billion won, an increase of over 300 million won compared to five years ago.


The Magok District in Gangseo-gu has also seen prices more than double over the past decade due to the opening of Subway Line 9. According to KB Real Estate, the average sale price in Magok-dong, Gangseo-gu was 595.07 million won in August 2015, but currently stands at around 1.26275 billion won. Areas such as Songdo and Uijeongbu, which are planned sites for the GTX line, have also experienced price fluctuations depending on market conditions, but most transactions occur at prices 30-40% higher than the initial sale price, demonstrating the impact of improved transportation networks.


This trend is also evident in Bupyeong, Incheon, where Subway Line 7 is already in operation and the GTX-B line officially began construction in early August. An analysis of the Ministry of Land, Infrastructure and Transport's actual transaction price disclosure system shows that over 30% of record-high transactions reported in Incheon in June took place in Bupyeong-gu. This is attributed to the station area infrastructure and the premium of new developments, despite Bupyeong being an older downtown area.


For example, the 84-square-meter unit in "E Pyeonhan Sesang Bupyeong Grand Hills" set a new record at 750 million won on August 14, 2025, 100 million won higher than the previous transaction in July 2025. The 59-square-meter unit in "Bupyeong Station Hanla Vivalt Trevian" also recorded a peak price of 595 million won in June 2025. Additionally, the 74-square-meter unit in "Bupyeong Shinil Happy Tree The Roots" in Sanggok-dong was sold at a record 618 million won in June 2025.


Experts also emphasize the long-term value of station area properties. A real estate specialist stated, "Even with significant short-term market volatility, station area complexes maintain steady demand from commuters and students, and transportation improvements quickly translate into price increases. In particular, when a GTX line can be accessed within one or two stations, the price gap widens significantly before and after opening, so the benefits of early entry are substantial."

Amid this, Doosan Engineering & Construction, in consortium with BS Hanyang, is drawing attention with the launch of "Doosan We've & Sujain Bupyeong The First" in September. Located in Bugae-dong, Bupyeong-gu, Incheon (Bugae District 4 Housing Redevelopment Maintenance Project), the large-scale complex will consist of 13 buildings, with a maximum of 25 floors above ground and two basement levels, totaling 1,299 units. Of these, 514 units with exclusive areas of 46, 59, and 74 square meters will be available for general sale.


The complex is situated in a prime station area location near Gulpocheon Station on Subway Line 7, allowing direct, transfer-free access to major Seoul areas such as Gasan Digital Complex and Express Bus Terminal Station. In addition, GTX-B (planned) will be accessible at Bupyeong Station, just one stop away, and once opened, accessibility to Seoul is expected to improve even further. Entry to major highways such as the Seoul Metropolitan Area First Ring Expressway and the Gyeongin Expressway is also convenient.


The area offers a full range of lifestyle infrastructure, including Lotte Mart, Homeplus, Emart, Hyundai Department Store, Bupyeong Market, Bupyeong Serim Hospital, Incheon St. Mary's Hospital, Woongjin Playdoci, and Samsan World Gymnasium, providing residents with access to major amenities in both Bupyeong and Bucheon.


The excellent educational environment is another highlight. Several schools, including Gaeheung Elementary School, Bugwang Elementary School, Bugwang Middle School, Buheung Middle School, and Bugwang Girls' High School, are within walking distance, and the Sangsandong and Sangsandong academy districts are easily accessible. There are also many large parks nearby, such as Sangsandong Lake Park, Bucheon Image Culture Complex, Cheongun Park, and Sintree Park, offering a pleasant residential environment where residents can enjoy nature in the city.


An official from a local real estate agency stated, "There has not been a large-scale new development in the Bugae-dong area for a long time, so local residents have high expectations and anticipation for this launch. Due to its station area location and the potential for transportation improvements, this branded large-scale complex has symbolic value, making it a focal point for both end-users and investors looking to secure a spot before the market fully reacts."


The model home for Doosan We've & Sujain Bupyeong The First will be located at the project site in Bugae-dong, Bupyeong-gu, Incheon, and is scheduled to open in September.
