Daejeon Lotte Castle The First Lowers Buyer Burden, Adds Immediate 14 Million Won Contract Bonus

Daejeon Lotte Castle The First Lowers Buyer Burden, Adds Immediate 14 Million Won Contract Bonus

Recently, the real estate market in Daejeon has emerged as a "hot place," with a series of residential complexes capturing the attention of potential buyers. Notably, "Daejeon Lotte Castle The First," currently being sold in Gao-dong, Dong-gu, Daejeon, is drawing strong interest from both end-users and investors by offering a first contract deposit of 5 million won and an additional contract celebration bonus of 14 million won for those who sign up on a first-come, first-served basis.

This complex, supplied by Lotte Construction, reduces the initial contract deposit burden while providing immediate cash benefits upon signing, presenting attractive conditions for buyers who require real liquidity. Amid a market trend shifting toward end-user demand, this strategy of lowering the burden and increasing benefits is receiving positive feedback.

In particular, the exclusive 59㎡ unit type has recently gained attention as a "cost-effective layout." Moving beyond simple small-unit designs, it boasts features such as a dressing room, pantry, and a 4-bay flat layout, offering space efficiency comparable to mid-sized units. Residents can also enjoy the full range of community amenities, making it especially popular among practical buyers.

The sale price is also set below the market average. While the recent average sale price of private apartments in Daejeon has surpassed 20 million won per 3.3㎡, "Daejeon Lotte Castle The First" is priced at around 16 million won per 3.3㎡ (for the 59㎡ type), offering a more competitive price than existing complexes in the same residential area. This presents a rare opportunity for price-sensitive buyers.

The differentiation in both product quality and brand is clear. Community facilities, including a sky lounge and sky guesthouse, are being introduced for the first time in Daejeon. Additional amenities such as an indoor golf club, GX room, book cafe, and kids' room are also provided. The design focuses on a south-facing 4-bay flat layout, maximizing natural light and ventilation efficiency.

Furthermore, the location offers the added premium of being a non-regulated area. Recently, the Seoul metropolitan area has implemented strict regulations, such as limits on mortgage loans, strengthened residency requirements, and the introduction of the stress DSR, increasing the burden for both end-users and investors. In contrast, Daejeon has no such regulatory burdens and is emerging as a key non-regulated region that attracts both end-user and investment demand.

A real estate expert commented, "With sales prices rising and new supply decreasing, it will become increasingly difficult to find new brand apartments with these conditions. Now, when such benefits are available, is actually the most reasonable time to enter the market. Daejeon has already entered the era of 20 million won per pyeong, and with the mandatory implementation of zero-energy buildings, future sale prices are bound to rise further. This complex offers strategic opportunities for both end-users and investors considering rental income or future capital gains."

Meanwhile, "Daejeon Lotte Castle The First" is a large-scale apartment complex located in Gao-dong, Dong-gu, Daejeon, consisting of 10 buildings with 33 floors above ground and 2 basement levels, totaling 952 units, of which 394 units are available for general sale. The complex is composed exclusively of small and medium-sized units with high demand among end-users, specifically 59㎡ and 74㎡ types.

Move-in is scheduled for November 2027. The model home is located in Daeheung-dong, Jung-gu, Daejeon.
