In August, Jeil Construction is set to supply the 'Gimhae Technovalley Jeil Punggyeongchae,' a 10-year private rental apartment complex, in the Jinrye Sirae District of Gimhae, Gyeongsangnam-do.
Gimhae Technovalley Jeil Punggyeongchae will be the first residential complex supplied in the Jinrye Sirae District. Located in Block B-3, it will consist of 9 buildings with 3 basement levels and up to 15 floors above ground, totaling 440 units. All units will feature a single floor plan of 84 square meters, which is highly preferred by consumers. Jeil Construction is responsible for the construction.
The Jinrye Sirae District is an urban development project covering approximately 997,352 square meters in Jinrye-myeon. This area, equivalent to about 140 soccer fields, is planned to accommodate around 6,300 households and approximately 15,000 residents, making it a mini new town that is emerging as a new residential hub in the western part of Gimhae.
The Jinrye Sirae District is being developed as an eco-friendly residential area surrounded by natural environments such as Bieumsan and Naejeongbyeongsan. Within the district, land for eight multi-family housing complexes, single-family housing, schools, semi-residential facilities, neighborhood parks, and children's parks will be systematically developed.
Gimhae Technovalley Jeil Punggyeongchae is being supplied by Jeil Construction in the central area of the Jinrye Sirae District, offering excellent residential conditions. In particular, the planned school and park sites within the district are located directly in front of the complex, and its location along the main road allows residents to conveniently access educational, natural, and transportation infrastructure.
Gimhae Technovalley Jeil Punggyeongchae stands out for its excellent transportation network. The adjacent Gimhae Seobu-ro enables quick access to major areas of Gimhae, and the proximity to the Namhae Expressway (Jinrye IC) makes it easy to travel to Changwon and Busan. Additionally, KTX Jinyeong Station, located nearby, provides excellent connectivity to the Seoul metropolitan area.
According to a Jeil Construction representative, the area is also expected to benefit from the expansion of the transportation network. The early construction of the Gimhae-Miryang Expressway, linked to the Bieumsan Tunnel, has regained momentum as it was included in President Lee Jaemyung's pledges for Gimhae. On July 16, Mayor Hong Taeyong of Gimhae personally visited the National Assembly's National Policy Planning Committee to propose the adoption of this project as a national agenda. If the Bieumsan Tunnel proceeds as planned, it is expected to directly connect to Changwon, creating a dual living zone.
In addition, Shinwol Station, a stop on the Bujeon-Masan double-track railway line-which is currently under discussion for partial opening between Masan Station and Busan Bujeon Station-is expected to begin construction as early as August. Shinwol Station is scheduled for completion in 2027.
Gimhae Technovalley Jeil Punggyeongchae, supplied as a private rental by Jeil Construction, allows residents to live stably for up to 10 years without worrying about moving. Furthermore, since it is not counted as home ownership, residents are exempt from various taxes such as capital gains tax, acquisition tax, comprehensive real estate holding tax, and property tax.
The entry barrier for applications is also low. Anyone nationwide who is at least 19 years old can apply, regardless of whether they have a subscription savings account or their place of residence.
Additionally, joining the HUG rental guarantee ensures the safety of the jeonse deposit, and the annual rent increase is limited to within 5%, reducing the financial burden for tenants.
Gimhae Technovalley Jeil Punggyeongchae by Jeil Construction boasts excellent proximity to workplaces, with numerous industrial complexes such as Gimhae Technovalley, Gimhae General Industrial Complex, and AM High-Tech Industrial Complex located within a 10 km radius. These industrial complexes currently host about 895 companies and approximately 14,000 workers, providing a solid base of potential residents.
The future value of the area is also high. In particular, the second phase of the mixed-use sports and leisure facility development project, which will create sports facilities such as golf courses and soccer fields as well as cultural and natural content spaces on approximately 2.74 million square meters in the southern part of Jinrye Sirae District, is expected to transform the area into a mixed-use city that combines sports, leisure, and residential functions.
A Jeil Construction representative stated, "Gimhae Technovalley Jeil Punggyeongchae is highly symbolic as it marks the beginning of the Jinrye Sirae District, which will serve as the starting point for the development of western Gimhae, and it is attracting significant local attention."
The model home is located in Daecheong-dong, Gimhae, and is scheduled to open in August.
