Completed in 1983... Transformed into a Waterfront-Friendly Residential Complex
Securing Parks and Rest Areas Connected to Yangjaecheon
The Daechi Ssangyong 1st Phase apartment complex near Hakyeoul Station on Seoul Subway Line 3 will be reborn as a large-scale development with up to 49 floors and 999 units.
On August 8, the Seoul Metropolitan Government announced that it had held the 7th Integrated Review Committee for Maintenance Projects and conditionally approved, with modifications, the agenda for the "Daechi Ssangyong 1st Phase Apartment Reconstruction Project Maintenance Plan (Amendment)."
Completed in 1983, Daechi Ssangyong 1st Phase currently consists of five buildings, each with 15 floors, and a total of 630 units, located at 66 Daechi-dong, Gangnam-gu. After being designated as a maintenance area in 2013, the project received implementation approval in 2018. Following reconstruction, the complex will be transformed into a development with up to 49 floors and 999 units, including 132 public rental units.
Although Daechi Ssangyong 1st Phase had previously discussed an integrated reconstruction with the neighboring Daechi Woosung 1st Phase and Ssangyong 2nd Phase complexes, it ultimately decided to proceed with an independent reconstruction. Daechi Woosung 1st Phase and Ssangyong 2nd Phase are also pursuing reconstruction projects, aiming for 49 floors and 1,332 units.
A green network connecting to Yangjaecheon will be established. Small parks and open spaces will be created within the complex to provide a waterfront-friendly living environment, allowing local residents to easily access Yangjaecheon.
To revitalize the Yeongdong-daero area, a variety of community facilities will be introduced. Plans include Seoul-style kids cafes, Together Care Centers, and daycare centers, which will be open facilities for local residents. Street-facing commercial spaces and a communal plaza will also be developed.
The arrangement of buildings has been planned with consideration for the urban landscape, including views from the Yangjaecheon promenade and Daemosan Mountain. During the integrated review, the committee requested that accessibility to the park be enhanced and that excessive elevation differences be avoided in the planning.
Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, stated, "The aging Daechi Ssangyong 1st Phase apartment complex will be transformed into a waterfront-friendly residential complex along Yangjaecheon. This project is an important reconstruction initiative for improving aging apartments in the Gangnam area. Going forward, Seoul will continue to actively support the prompt advancement of reconstruction projects for aging complexes."
