Recently, residential officetels have been drawing the attention of homebuyers by offering floor plans that are nearly identical to those of apartments.
They are enhancing their marketability by maximizing space efficiency through larger usable areas and specialized storage features. In particular, growing expectations for the benefits of residential officetels have intensified interest, especially as the government has recently tightened mortgage regulations for apartments in the Seoul metropolitan area.
Until now, officetels have been widely perceived as offering less living space compared to their official floor area. Unlike apartments, officetels typically have larger common areas such as hallways, and balconies have been legally restricted, meaning that even a unit with an exclusive area of 84 square meters often had less usable space than an apartment. As a result, officetels have often been viewed as temporary residences.
However, recent residential officetels are overcoming these structural limitations. By introducing various specialized designs and expanding the usable area, space efficiency has been greatly improved. This trend has accelerated since February last year, following the Ministry of Land, Infrastructure and Transport’s revised regulations, which fully allow the installation of balconies in officetels. Balconies are considered service areas, further expanding the usable space, and are not included in the sale price.

Against this backdrop, "Cheongna Peak One Prugio," the first residential officetel in the Cheongna International Business District of Incheon, is attracting significant attention. Amid high interest, the subscription process has been completed and contracts are now being signed on a first-come, first-served basis. During the subscription period on July 22, the project recorded a maximum competition ratio of 4.36 to 1, with all unit types fully subscribed.
"Cheongna Peak One Prugio" is located on Block B1 of the Cheongna International City business site in Cheongna-dong, Seo-gu, Incheon. The development consists of four buildings with five basement levels and 49 above-ground floors, offering a total of 1,056 units with exclusive areas of 84 square meters and 119 square meters. The project is developed by Cheongna Smart City Co., Ltd. and constructed by Daewoo Engineering & Construction. Residents can enjoy open ocean and city views (in select units) from balconies as high as the 49th floor.
"Cheongna Peak One Prugio" is also noteworthy as the first residential officetel in Incheon to feature balconies. For units with an exclusive area of 84 square meters (approximately 25 pyeong), balconies of about 20 square meters (5 to 6 pyeong) are included. As a result, the usable area is expanded to 104 to 107 square meters (31 to 32 pyeong). For units with an exclusive area of 119 square meters (36 pyeong), balconies range from 24 to 37 square meters (7 to 11 pyeong), increasing the usable area to 144 to 157 square meters (43 to 47 pyeong).
With these spacious balconies, "Cheongna Peak One Prugio" is considered highly customizable. Residents can freely use the balconies as a home cafe, study room, playroom, or pet room, according to their preferences.
The diverse range of community facilities is also noteworthy. "Cheongna Peak One Prugio" plans to offer amenities such as a fitness club, golf club, G/X, sauna, laundry lounge, greenery cafe, kids’ playroom, kids’ station, residents’ meeting room, greenery studio, private study room, private cinema, party room, open kitchen, and guest house, along with brunch service (planned). In addition, each unit will have a separate storage room, greatly enhancing convenience for residents.

The Cheongna International Business District is being developed on a 144,000-square-meter site in Cheongna 3-dong, Seo-gu, Incheon, with a total project cost of 1.7 trillion KRW. The master plan envisions a harmonious blend of large-scale residential complexes, offices, and commercial facilities.
Various development projects are also underway in the surrounding area, spanning finance, robotics, healthcare, and culture. Notable examples include Hana Dream Town (scheduled for 2026), Incheon Robot Land (scheduled for 2028), a medical complex town with research centers from KAIST and Harvard Medical School (planned for 2029), a visual culture complex (planned for 2029), and the Cheongna City Tower (planned). In addition, the massive Starfield Cheongna complex shopping mall (scheduled for 2027) and Seoul Asan Cheongna Hospital (scheduled for 2029) are expected to significantly improve the residential environment in the future.
The area also boasts excellent transportation. The International Business District Station on Seoul Subway Line 7 (tentative name, scheduled for 2027) is just a five-minute walk away, making it a prime location. Other major projects include the Third Link Bridge (Incheon Airport?Cheongna, scheduled to open in 2025), plans for a direct connection between Airport Railroad Line 9 (Incheon Airport?Cheongna?Yeouido?Sinnonhyeon), the undergrounding of the Gyeongin Expressway (construction starting in 2029, scheduled to open in 2032), and the GTX-D and GTX-E double express rail lines, all currently in progress.
The educational environment is also notable. Elementary and middle school sites are planned within a five-minute walk from the complex, and Incheon Physical Education High School and Dalton Foreign School are located within a 1.5-kilometer radius. Dalton Foreign School, along with Chadwick International School in Songdo International City, is recognized for providing a high-quality educational environment with Korean academic accreditation.
The area is also rich in living infrastructure. Starfield Cheongna (scheduled for 2027) is a 10-minute drive away, and Seoul Asan Cheongna Hospital (scheduled for 2029) is a seven-minute drive away. Additional nearby amenities include Costco, Homeplus, Lotte Mart, Munhak Park, Lake Park, Beach Park, and Sunset Park, offering a variety of lifestyle conveniences.
The sales office for "Cheongna Peak One Prugio" is located in Cheongna-dong, Seo-gu, Incheon, with move-in scheduled for December 2029.
