As the southern region of Gyeonggi Province emerges as a key axis of the K-Semiconductor Cluster, the 'Dongsin General Industrial Complex' in Anseong City has been designated as a specialized cluster for semiconductor materials, parts, and equipment (Sobu-jang) by the Ministry of Trade, Industry and Energy, marking the city's full-fledged leap toward becoming an industrial city.
This designation is the result of Anseong City’s efforts in formulating various industrial development strategies and rallying local public opinion after applying to the Ministry of Trade, Industry and Energy through Gyeonggi Province. The complex covers approximately 1.57 million square meters, with construction scheduled to begin in 2026 and completion targeted for 2028. The total project cost amounts to 594.6 billion won.
Accordingly, the Dongsin General Industrial Complex in Anseong will serve as a hub for the semiconductor materials, parts, and equipment industry. It will benefit from extensive government support, including basic infrastructure such as water and electricity, rent reductions for tenant companies, and regulatory exemptions. The Ministry of Trade, Industry and Energy views this complex as a base for fostering the semiconductor materials, parts, and equipment industry, and Anseong City aims to develop it into a central axis of the K-Semiconductor Mega Cluster.
Anseong City announced that this designation is expected to generate approximately 2.44 trillion won in production inducement effects and create around 16,000 jobs.
A real estate expert stated, "The designation as a specialized cluster for materials, parts, and equipment is not merely about establishing an industrial complex; it represents a turning point that fundamentally transforms the region's economic, demographic, and real estate structure," adding, "Locations that offer both proximity between workplace and residence and investment premiums are once again gaining attention in the real estate market."
As the expansion of industrial infrastructure in the eastern part of Anseong gains momentum, 'Anseong Ayang Youngmu Yedaeum' is set to be supplied as a new residential complex within this area. The complex boasts excellent transportation conditions and a location close to workplaces. The surrounding area is already home to the operational Anseong No.1 General Industrial Complex, as well as planned developments such as the Anseong Dongsin General Industrial Complex, Smart Core Polis, and Anseong Technovalley, providing a solid environment for securing strong demand from the workforce.
Anseong Ayang Youngmu Yedaeum will consist of 288 units, each with an exclusive area of 84 square meters, in buildings ranging from two basement levels to 25 above-ground floors. The design reflects consumer preferences, featuring a 4-bay cross-ventilation layout and a south-facing orientation. The application of the pre-sale price ceiling system ensures price competitiveness. It is drawing attention as an opportunity complex with both supply scarcity and future value.
The Ayang District, where the complex will be located, is a key site in the eastern region of Anseong, connected to the existing central living area of Dangwang District, and is an area with a concentration of lifestyle amenities and educational infrastructure. Major commercial facilities such as Emart, CGV, and Gyeonggi Provincial Medical Center Anseong Hospital are within walking distance, and residents can enjoy a pleasant living environment with abundant natural infrastructure, including Ayang 2 Neighborhood Park, Almisan Park, and Anseongcheon Aronggae Cultural Park.
The transportation environment is also robust. The development of wide-area transportation networks, such as the Metropolitan Inland Line, Pyeongtaek-Bubal Line (planned), and Sejong-Pocheon Expressway, is underway, enabling the area to serve as a key axis connecting the central inland and the Seoul metropolitan area.
A sales representative stated, "In line with the K-Semiconductor strategy, Anseong is gaining attention as a future-oriented city with balanced industrial, transportation, and lifestyle infrastructure," adding, "Anseong Ayang Youngmu Yedaeum is the representative complex that has most quickly reflected this trend, raising expectations for both residential and investment purposes."
Meanwhile, the model house for 'Anseong Ayang Youngmu Yedaeum' is located near Singeonji-dong, Anseong City, Gyeonggi Province.
